A heritage-listed Queenslander that’s home to a medical centre near Toowoomba's CBD has hit the market for $2.5m, offering buyers a rare turnkey opportunity.

A ‘unique’ medical centre near the heart of Toowoomba has hit the market for the first time in more than 20 years, with the owners looking for offers above $2.5m.
Colliers and LJ Hooker have listed the Queenslander property on the corner of West and Taylor streets in Toowoomba City for either sale or lease.
The heavily renovated building, which is covered by heritage and neighbourhood character overlays by Toowoomba Regional Council, is currently the home of Toowoomba Specialist Dental but will be vacant in a matter of months.
LJ Hooker’s Chris Stewart, who is marketing the site with Collier’s Clem Killen, said the owners of the property would prefer to lease it but were open to offers from buyers.
“The owner’s preference would be to lease but they would look at selling it at that $2.5m range,” he said.
“It’s a beautiful Queenslander – it’s got hard timber floors, it has Victorian archways, really high ceilings.
“It is a really beautiful building and it has plenty of car parking on-site, so it would suit a number of different medical uses on site or a really nice office.”
Mr Stewart said it was rare to find a medical-based property completely ready for a new tenant.
“We’re seeing a lot more inquiries across the market in vacant-possession buildings, especially in the medical space, where people (who) usually have the ability to purchase their own buildings,” he said.
“But in saying that, there is not a lot of medical use available on that high exposure.
“It’s a really interesting property, it’s unique in the sense that not many of these come up as well finished as this one is.
“Most properties you go into, you’ve got to paint or do carpet or do something (but) this one once the tenants leave, you can walk in and just start trading.”
The property, which sits on nearly 1400sq m just down the road from St Ursula’s College, was last sold in 2003.
