A chunk of industrial land on the corner of a busy Toowoomba roundabout has hit the market, with the agent in charge expecting to sell for seven figures.
Hodge Real Estate has listed the 4700 sqm parcel on the corner of Alderley Street and Walters Drive in Harristown for sale, with a price tag of $1.35m.
The parcel is the at the entrance of the 7SD Industrial Precinct, which includes tenants like Harvey Norman, Hutchinson Builders and PDF Distributors.
Lead agent Edward Hodge said smaller-sized vacant land was becoming harder to find in Toowoomba.
“This property has been owned by an outside investor looking to capitalise on strong growth in inner-city industry market,” he said.
“I expect it will be purchased by a local owner-occupier or investor and given the high level of exposure of the location, I’m expecting very strong interest.
“There is definitely a short supply of small lots near city industrial land, which is driving capital growth in suburbs like Harristown and Torrington.
“We expect pricing to increase in the near term for these suburbs.”
The land, which features three-street frontage including access via Croft Crescent, is zoned as low-impact industrial.
