This clifftop house with multi-million dollar views is on the market for the first time in over 40 years, and could rival some of the region’s biggest sales.

Occupying one of the most spectacular clifftop positions overlooking the ocean on the Sunshine Coast, property watchers tip it could challenge some of the eyewatering prices paid for property in the coveted suburb in recent months.

And there are plenty of cashed-up buyers waiting to pounce, with a 616sq m block with canal views at Witta Circle selling for $13 million in August and a five-bedroom house on a 587sq m block on Bayview Road changing hands for $7.9 million last month.

A Hastings Street penthouse also sold for $14 million in February last year.

The 41 Picture Point Crescent house, which is located on a 1447sq m block on the northfacing side of Laguna Hill, was built by William and Mary Joyce, who retired to the property after spending many years enjoying it as a holiday house.

Mr Joyce was an “innovator in the field of plastics”, according to family.

The property will go under the hammer at 11am on Saturday.

It has sweeping panoramic views of Noosa Main Beach, and to Noosa North Shore, Noosa River, Tewantin and beyond to the mountains of the hinterland.

Architecturally-designed, it was built in the 1970s and is just 500m from Hastings Street.

Dowling & Neylan agent Lisa Hornsby said the new owner could re-develop the site or knock down the existing residence and build a tri-level showstopper.

“We have had quite a bit of interest from both locals and interstate buyers, with a number of registered bidders already,” Ms Hornsby said.

“It was a holiday house where a lot of memories were made but the family have resigned themselves with the fact that its time to sell ... they live interstate.”

Ms Hornsby said the house was on the ridgeline, and offered “really active views” from Main Beach and the bar to the canals around Witta Circle.

“There are always people out jetskiing, paddleboarding ... you can people watch from up high,” she said.
