Former Toowoomba post office on Annand Street hits market through Cushman and Wakefield

Toowoomba’s former post office site has hit the market and could be sold for the first time in nearly a decade — and the listing is earn attention from interstate investors.

Investor jargon explained

One of Toowoomba’s former post office sites in the CBD has earned the attention of investors across the country, after it was listed for sale.

Cushman and Wakefield and Luxe Commercial are running a national campaign for the sale of the 800 sqm site on Annand Street in Toowoomba.

The commercial precinct, which was previously the Australia Post until it moved back to Margaret Street several years ago, now has five tenants with a weighted average lease expiry of 3.5 years.

These include the Toowoomba Regional Council, Mission Australia, EFEX, Ambrosiussen Accountants and Haslam Accounting.

Agent Daniel Cullinane said the campaign had already attracted investors from Sydney and Melbourne.

“It fronts the rear exits of the Burke and Wills Hotel and Kwong Sang Walk,” he said.

“(The current owners are) a syndicate from the Sunshine Coast, so four or five investors, they did a trip a few years ago and fell in love with it.

“The interest has been fantastic, we’ve had a heap of interest, a fair few locals and many have been Sydney and Melbourne buyers.”

Mr Cullinane said he expected the property to sale thanks to it being fully tenanted.

“There is a lack of quality properties ready to go, whereas these owners have done well to get a WALE of 3.5 years on this sort of property,” he said.
