Toowoomba real estate: Best-selling homes of 2024 over $2m revealed
House prices in Toowoomba’s luxury market blew previous records out of the water, with the city witnessing its first $5m and $6m sales just metres from each other.

Toowoomba’s high-end residential property market has enjoyed a record-breaking 12 months, in what agents say is a sign the city’s housing sector is maturing.
More than 250 residential properties (both houses and units) sold for more than $1m in the past year, representing a staggering $360m in sales, according to figures from RP Data obtained by News Corp.
This is up from the corresponding 12 month period for 2022-23, where about 180 homes or units sold at a value of $270m.
Remarkably 2024 also saw previous house sale records for Toowoomba shattered, with the top-selling property (4 Fernside St in East Toowoomba) selling for an astonishing $6.52m, while the second-highest also surpassed the $5m mark.
Highly-regarded property agent Andrew Webster, whose agency Webster Cavanagh Marsden was responsible for seven of the top 19 transactions, said the first-half of 2024 was particularly electric as a large number of buyers vied for limited listings.
However, he said continued concerns about interest rates and inflation were starting to take effect.
“The first half of the year was really good, mainly driven by a shortage of stock and a reasonable amount of good buyers,” Mr Webster said.
“The past six months, there’s been more stock in that price range than there has been for a long time.
“A lot of buyers are choosing to sit on their hands, so buyer numbers have come off the boil in the past two months.
“There are people who have to choose something, but most who are looking to move up are just waiting and seeing.”
Mr Webster said the extreme end of the market, relating to properties above $2m, remained strong due to tight supply of stock for sale.
But he had also noticed an unusual trend among buyers if a sale wasn’t quickly processed.
“If they’re north of $1.4m to $1.5m, we’re really hounding buyers to get as much feedback as we can,” Mr Webster said.
“The market has been used to them moving so quickly, and if there’s something that has been sitting there, people wonder if there’s something wrong.
“There’s still such a shortage of that really high-end asset class — once you get past $2m or $3m you’re talking about the top end of Toowoomba but there always seem to be buyers of that stock.
“We have so many buyers from so many walks of life wanting them — they’re generational purchases.”
Perhaps unsurprisingly, the vast majority of the 19 properties on the bestsellers list were found in the leafy suburbs of East Toowoomba, Middle Ridge, Rangeville and Mount Lofty.
In one case, three of the houses (4 Fernside, 1 Arthur and 2 Arthur) all sit within 50m of each other — with two of those occupying the top spots on the list.
The remaining homes were located in either Highfields or Blue Mountain Heights, both north of the new Toowoomba Bypass.
