Toowoomba’s high-end property market has continued to explode, with the 30 biggest sales from 2024 so far revealing some extraordinary returns for its sellers. The full list here:

Toowoomba’s most lucrative home sales of 2024 have so far pocketed more than $30m for its sellers, with agents left stunned at the state of the city’s high-end property market.
An analysis of the top 30 residential property sales of the past six months shows a total sale value of more than $58m, with some homes achieving returns of 355 per cent from their previous sale marks.
The incredible figures from 2024 also include a record-breaking transfer of $6.5m for an Toowoomba home.
The off-market sale of the four-bedroom property on Fernside St in East Toowoomba to a local doctor has shattered the previous mark of $4.925m, set by a Fletcher St home last year.
Fernside had sold for $2.9m in 2015, delivering a return of 124 per cent for its previous owners.
It follows a trend a significant house flips across the Garden City, including a completely renovated property on Tourist Road in Rangeville that sold for $2.225m this year.
It was bought by its owners in 2017 for a mere $675,000, representing a 233 per cent return.
Other significant sales were a beautiful four-bedroom home on Mackenzie St in East Toowoomba for a whopping $3.8m (a 269 percent return on the previous sale in 2019), and a new build off McStay St in Middle Ridge for $3.3m.
In total, 22 properties have cleared the $1.5m mark, while more than 100 have passed $1m in 2024 so far.
Luxury Toowoomba property specialist Matt De Maid said the top end of the market was continuing to hold firm, pushing the median price of homes in East Toowoomba, Mount Lofty and Middle Ridge past the $1m mark.
“It doesn’t feel like that long ago that a home for $1m in Toowoomba was a big deal, but now it’s not,” he said.
“Post-Covid, that’s what the market has done in Toowoomba — there seems to be a supply and demand issue and everyone in (the market) has seen the appreciation of these assets.
“The employment opportunities, the schools and lifestyle – people are seeing the benefits of Toowoomba.”
Mr De Maid said the market was also starting to see a gradual changeover of long held properties in some of the city’s older suburbs, along with even more interested buyers from outside Toowoomba.
“The upper sector is broad, you’re dealing with people from Brisbane and the Gold Coast as well as Toowoomba,” he said.
“A lot of people have (also) been living in Toowoomba all their lives and decided it’s time for a change.”
