Stockland reveals plans for next phase for Gagalba at Caloundra South
A major developer has pitched its plans for the next phase of land release as it builds a new Sunshine Coast residential community in an up-and-coming suburb.

Plans to deliver the next phase in building a new Sunshine Coast suburb have been revealed, promising almost 3000 homes.
Urbis Ltd pitched a development application to Economic Development Queensland on behalf of Stockland Development for approval to develop the second phase of land release in the new suburb of Gagalba.
At the southern end of Caloundra South, Stockland has divided Galgalba’s release into “precincts,” with approval for the first phase, being sub-precinct 18.1, granted in 2024.
The proposed second phase involves sub-precincts 18.2, 17.1, 17.2 and 19.1 - 19.5 along Bells Creek Rd encompassing more than 74ha.
Application documents stated the proposal to establish the residential community would include up to 2829 homes, as predominately detached dwellings, across 172 stages of development.
The proposed land release would provide housing supply between 2026 and 2038, documents stated.
The residential offerings across 11 neighbourhoods would cater to first-home buyers, large families and those looking to downsize or upsize, the proposal read.
It is intended to build a large district centre and neighbourhood centre alongside other community services including a private school, state high school and primary school and recreational and sports parks to serve community needs.
Documents outline a “hierarchy” of retail centres for the wider community alongside smaller “village hubs” for neighbourhood catchments.
It has been stated the land composition of the precincts will be reflective of its former uses, which were forestry, grazing and partially vacant land.
The residential areas will be situated around a network of water bodies to establish a “unique identity” and each neighbourhood will feature a mix of open space.
Documents state the water bodies will be immersed in green open space, drawing inspiration from Bells Creek South.
