Stockland Aura reveals plans for 900 homes at Precinct 18 in Gagalba

Plans for the first stage to develop a small suburb at Stockland Aura have been revealed, with a proposal to deliver more than 900 homes, a primary school and a sports park for the future community.

Stockland Aura have revealed amended plans for more than 900 homes in a small rural suburb as their first stage in developing a new precinct.

Stockland Development Pty Ltd lodged the plans with the Minister of Economic Development Queensland initially in November 2023 and updated in April after a request for further information.

The plans relate to an area of Precinct 18 at Bells Creek Rd, Gagalba referred as sub-precinct 18.1, being the first of several development stages.

Precinct 18, followed by Precinct 17 and 19, will be the first stage in delivering Aura Lakes.

Aura Lakes Gagalba will be divided into a Central Lake Precinct, Education Precinct, Glass House Precinct and the Pumicestone Precinct, which is the subject of the application.

The Pumicestone Precinct is intended to provide a “daily community hub” and consist of mostly low-density residential neighbourhoods with views of the Glasshouse Mountains.

Application documents show the area would comprise of four neighbourhoods, totalling up to 908 new residential homes.

Of these, 44 dwellings will be duplex homes, 12 will be triplex and 51 will be other forms of multi-residential dwellings.

The mix of housing developments are intended to cater to first-home buyers, downsizers, upsizers and large families, the application stated.

Each residential block would range between 100m and 200m in length.

“The design has been focused around providing affordable housing stock to allow residents to remain in Aura through various life stages,” the application stated.

The application also describes a “neighbourhood centre” which would comprise of a retail and commercial centre, childcare centre, sports park and a state primary school.

Additionally, it is proposed to create a 433sqm civic park for social gatherings and community events.

Documents state the sports park will consist of two cricket ovals, clubhouse facilities and amenities alongside four practice wickets.

If approved, the development would be delivered in 32 stages, with an expectation the whole of Precinct 18 would scale to 2350 homes.

Aura Lakes is expected to deliver 6000 dwellings in total.

The proposed changes pitched in April outlined the “simplification of the pedestrian and open space network” and using the road network to create “more distinctive and defined neighbourhoods”.

The school and sports area were also relocated for a more central village hub with accessible pedestrian access.

A Stockland spokesperson said the business' master planned communities played an important role providing accessible home ownership options.

“Gagalba’s urban design process has been evolving as we progress this application to better support a more connected community with a diverse range of housing options, including homes for key workers, that is close to existing amenities and transport hubs,” they said.

If approved, sub-precinct 18.1 will have 6.5ha of public open space in total, the spokesperson said.

It is planned the suburb of Gagalba will ultimately have two primary schools, one high school, one private school, four sports parks, four retail centres and a “significant investment in greenspace”, including a 7ha lake.
