The first of a Cairns property tycoon’s Sunshine Coast development plans can be revealed after he spent a combined $26.5m to snap up four Buderim properties.

Plans have been lodged for an exclusive 20-bed residential care facility at 21 Box Street – formerly Aquila Retreat – and 44 Cogill Road, with Queensland property tycoon Alex Sekler signing off on the development application.

In the application put before the Sunshine Coast Council by ASV Development Pty Ltd on March 13 2023, the properties would be combined to provide a “boutique whole-of-health model of care”.

Australian Security and Investment Commission documents show that Mr Sekler is one of three directors of ASV Development, along with Anna Viktorovna Cheyda and Richard Green.

It states the proposed facility would offer “supervised accommodation, care, medical and related therapies support to assist resident’s health recovery”.

Between August 2021 and March 2022 Mr Sekler purchased four Buderim properties including 44 Cogill Road and 21, 22 and 24 Box Street where the latter was controversially slated for the $100m five-star Badderam resort.

Property records show Mr Sekler spent a combined $26.5m on the properties, with the most expensive being 24 Box Street for $17.1m.

He has since quashed the resort plans.

Documents show that Mr Sekler, as the owner of both sites, signed off on the development application on February 16, 2023.

The plans show that the facility will largely use the existing buildings, which includes the hillside mansion at Box St, with the development undertaken in two stages.

Stage one of the development starts with Box St, with the existing house being upgraded to include eight bedrooms as well as new work on a recovery centre and staff accommodation area.

Stage two includes works on Cogill Road, converting the existing dwelling to 12 beds.

A new connecting road between the sites will provide access for pedestrians and golf buggies.

The proposal will be open to a formal public consultation period as it is impact assessable.
