‘Pinnacle’ residential project at Buderim pitched as Sunshine Coast’s finest

A “legacy home” to be built on a hilltop block with panoramic views has been labelled as “arguably” the region’s finest residence.

A home co-designed by an international architectural firm and planned for a generous block in a prominent suburb has been listed for sale.

The “Pinnacle” home by architects Reitsma and SAOTA has received development approval to be built at 12-14 Ocean Vista Lane in Buderim.

It has been listed for sale by agents Craig Morrison and Zach Favell from Town Group.

Mr Favell said the cost of building the home could lie anywhere between $7m and $10m and the plot of land itself could cost between $4.5m and $5m.

This puts the price guide between $11.5m and $15m.

The listing states the approved plans are for one of only two designs by SAOTA in Queensland which could “arguably be the Sunshine Coast’s finest residence” if built.

SAOTA’s other Queensland project – an expansive residential home named Aminga – is in Brisbane.

The 1100sq m “sumptuous, world-class, designer” house will offer four bedrooms with ensuites, two separate bathrooms and a powder room, alongside multiple living room areas.

The “bespoke” residence was designed to integrate indoor and outdoor spaces to enjoy panoramic views from Alexandra Headland and Mt Coolum to the Maroochy River and Mt Ninderry

Stretching across three floors, the home also features an office, a “lavish” pool house, internal lift, gym, storage, double lockup garage and plenty of onsite parking.

Josh Penny and his wife Rosie, who run an international medical device company, bought the first block in 2010, and the second in 2016.

Mr Penny said the home embodied “modern tropical barefoot luxury” with a timeless design, ideal as a family retreat.

The feeling of “true connectivity” in the home is a feature which he and his wife love the most.

Mr Penny noted what sets the property apart from others was not only the architecture, but it's rare location – an expansive block “virtually impossible to find” without venturing into the hinterland – boasting a gentle, liveable sloped terrain.

He said such a block of land deserved to have a beautiful property built on it.

Compared to “trophy homes” intended for international buyers, Mr Penny said the Buderim property offered “warmth and personality that make a house feel like a home”.

“It’s not just another high-end build — it’s a place designed to live in, not merely to look at,” he said.

“With its combination of location, land, design potential, and emotional resonance, this property isn’t just special — it has all the ingredients to become the finest residence on the Sunshine Coast.”

Mr Penny noted SAOTA was known for some of the most sophisticated and luxurious residences across the globe, and the firm was invested in creating a residence which was beautiful yet functional.

“Their work is instantly recognisable — not just for its striking aesthetics, but for how seamlessly it integrates lifestyle, landscape, and luxury,” Mr Penny said.

The design process was kicked off by SAOTA in 2021, and its initial concept was refined by local architects Reitsma as well as other Sunshine Coast consultants, who Mr Penny brought together for the project.

To ensure SAOTA designers could obtain a feel of the Buderim block, Mr Penny hired a photographer to create a 360-degree image which could be viewed through virtual reality.
