Family sells Caloundra home to developers for $4m after 34 years

Developers have snapped up a family home in Caloundra, offering the homeowners of 34 years an unconditional more than $4m cash payment.

Developers have snapped up a family home in an in-demand Caloundra industrial zone, offering the homeowners of 34 years an unconditional more than $4m cash payment.

The home at 173 Grigor St West and 10 and 12 Eva St sits on about 800 sq m in the middle an industrial site at Moffat Beach and has been owned by the same family for the past 34 years.

Property data shows 12 Eva St sold on January 22, 1990, for $154,000 and 173 Grigor St West was sold for $100,000 on July 14, 1990.

The block sits adjacent to the Caloundra Golf Club, offering ‘breathtaking’ views unlike those in other industrial sites on the Sunshine Coast.

Real estate agent Josh Harris said the developer’s unconditional cash offer showed the high levels of interest currently in the Caloundra property market.

“To provide an unconditional offer at any level is getting harder, but to do one at this price point was pretty special and is a testament to the property,” he said.

“It was a fantastic moment for the family who have held this property for such a long time.”

Mr Harris said the recent sale price of blocks in the Caloundra industrial estate were competing with those in Noosa.

“We have completed multiple sales in Moffat Beach where we are seeing strong demand not only from local buyers, but from outside Queensland as well,” Mr Harris said.

“The pricing in this complex is leading the way on the coast and is now competing with strongholds such as Noosa.

“Having a small industrial complex less than 800m from some of the best surf beaches in Australia is something very special.”

Family member, Mariangela Gagliardo described the sale as “bittersweet”, with her parents preparing to move back to Italy as the development begins.

“It will be a bittersweet moment when they leave as it has been their property for such a long time, but they are excited to see what the next chapter holds for the property,” Ms Gagliardo said.

The property is expected to obtain development approval and start construction on the “The Links” project early 2025.
