BlueCHP propose 30 social housing units for Bells Creek site

Plans for a residential complex intended for social housing in a fast-growing Sunshine Coast suburb have been revealed.

Plans to provide social housing in the form of 30 new units to a growing Sunshine Coast neighbourhood have been put forward.

Innovative Planning Solutions lodged a development application to Economic Development Queensland on behalf of BlueCHP to build a unit complex in Bells Creek.

The social housing project is proposed for a vacant 3334sq m lot on the corner of Aura Boulevard and Park Avenue, Bells Creek, within a sub-precinct of the Aura Town Centre in the Caloundra South Priority Development Area.

Application documents show 30 units will be divided over two storeys with six different types of unit layouts offering one or two bedrooms.

Private open space ideal for seating, shade, planting and more will be provided for each unit, connecting to a living room.

Plans show the complex would include 29 residential parking spaces and eight visitor spaces, falling short by one of the required 30 residential spaces.

The shortfall has been justified in documents by the site’s proximity to future transport options and future city centre.

Documents state the proposed unit complex is also in proximity to other services and facilities including primary schools, early learning centres and shops, as well as healthcare and community services.

Land surrounding the planned complex has also been designated to residential purposes, with designs intended to “improve the interface” of adjoining homes.

BlueCHP is a not-for-profit community housing provider which has delivered more than 2000 homes across eastern Australia.
