Sales prior to auctions give confidence to Noosa property market

IT had good appeal and interest ... so much so that it sold the day prior to auction.

The four-bedroom, three-bathroom house on 0.58ha at 16 Gumleaf Cl, Doonan, went under contract last Friday for $830,000 Georgia Scharer and Ben Radcliff of Belle Property Noosa.

"The offer was too good to refuse,'' Georgia said.

"The buyers are locals. The wife grew up in Eumundi and the husband is also local.

"They honestly love the property so much and appreciate being somewhere so, so peaceful.''

Not only that, Georgia also had 57 Brushbox Way, Peregian Springs, under contract prior to Saturday afternoon's auction.

STOP THE AUCTION

IT was a similar story with Sharon McLure of One Agency Noosa, who has put 6/11 Katharina St, Noosa Heads, under contract prior to this morning's auction of the two-bedroom, one-bathroom townhouse.

Sharon had a lot of inquiry and two offers early in the auction campaign but it wasn't until late Thursday that the deal was done.

The buyers saw it a week ago and indicated they did not want to compete in the auction arena, Sharon said.

"He had just sold in the hinterland and wanted to be closer to the beach.

"They love the area and will live there. They fell in love with it at the first inspection.

"They particularly liked the fact you could walk to Hastings St or Noosa Junction.''

Sharon held a meeting with the seller on Wednesday and the eventual buyer was back on Thursday with finance in place and an offer that was strong enough to stop the auction.

Three other parties had shown interest in the property.

"There is a lot of activity in the $500,000-$600,000 market,'' Sharon said.

GOOD OUTLOOK

THE four-bedroom, two-bathroom house with pool at 11 Natasha Ave, Noosa Heads, has sold with Jesse Stowers of Tom Offermann Real Estate ahead of this week's scheduled auction.

Location and outlook were the obvious attractions of the property that went to an interstate buyer.

"We had very strong interest from local and interstate with a cash offer to good to refuse,'' Jesse said.

The property enjoys striking northerly views over Noosa Heads, the river system and beaches, as well as being in close proximity to Hastings St.

LOCATION AND LIFESTYLE

SCOTT Cowley, together with Lisa Hornsby, is getting interest on the three-bedroom, three-bathroom duplex villa at 1/32 Ann St, Noosaville, ahead of Saturday's auction at noon.

"It's mainly from people wanting to live there,'' Scott said, " ... end users.

"The location is the main appeal, people love where it is.

"And it's quiet. You are in the middle of it all yet it offers quality lifestyle.

"It's an attractive property from the street - high ceilings, a quality build and really nice timber window and door frames.''

MELANIE Butcher reports strong attendances at the open houses for the two-bedroom, two-bathroom townhouse at 29/18 Lake Weyba Dr, Noosaville, scheduled for auction at 11am on Saturday in conjunction with Laguna Real Estate colleague Anne Powell.

"The private end-unit location within a gated secure complex is very appealing,'' Melanie said. "Renovated with immaculate presentation, it's ideal for owner-occupiers and investors alike.

TWO OF THE BEST

IT's a beautiful home that is much loved and with national park views.

Consequently Patrick Reed and Kristy Miller of Belle Property Noosa have been good numbers on 2 Mirrabook Ct, Noosa Heads, that goes under the hammer Saturday at 1.30pm.

The four-bedroom, three-bedroom house with pool is elevated to catch the lovely sea breezes, well maintained and perfect for dual living, Patrick said, together with timber floors and a lovely deck area.

Patrick and Kristy are also taking 5 Allambi Tce to the market at 3.30pm Saturday. And again, they are getting good numbers through.

"It's a stunning family home with magnificent views and close to everything,'' Patrick said. "A really nice home with pool, outdoor shower and outdoor kitchen.

"It's the place a newcomer to Noosa would really appreciate or someone looking to improve their position.

"It has everything - location and quality.''

Patrick said it has been an encouraging start to the new year.

"The substance of the buyers is good. At this time of year there are a lot of lookers, but we are experiencing some serious lookers.

"Interstate, mixed with locals and quite a high number from Brisbane.

"There are some from Canberra, from Tasmania and a lot from Victoria.''

SOLID INQUIRY

IT'S the first time on the market in more than 40 years. Little wonder that Kerry Glover of North Shore Realty is being run off her feet with inspections on the three-bedroom beachfront house at 66 Lorikeet Dr, Peregian Beach.

Set for auction at 10am on Saturday, January 19, the property has been in the same family since the block of land was bought in 1976 for $11,000.

"It's a solid beach house and there has been a cross-section of interest. Some people want a weekender while others want to rent it out then renovate it and move here.

"There has been a number of offers already but they have been conditional.

"It has only been rented family friends since the house was built in 1980, the rest of the time it has been a valued weekender.

"The family has dispersed to all corners so the owner has realised it's time to get rid of it.''
