Plenty of Sunshine Coast's million dollar properties are being demolished to make way for new developments including this Seaview Tce house in Sunshine Beach.

Reality doesn't appear to match the dreams of some Sunshine Coast luxury homeowners who end up swinging a wrecking ball through their multi-million dollar abodes.

Allcoast Group director Joe Macarlino said his demolition contracting business did one to two property demolitions every fortnight.

He questioned the logic behind destroying some of the properties to which he was called but said they were rebuilt with a focus on being "functional and flowing".

"You do ask the question, 'why do they do that'?" Mr Macarlino said.

"But I believe they are rebuilt more energy efficient."

He said up to 85 per cent of a house could be recycled.

"Roofing, timber, bricks - we try to recycle as much as we can," he said.

"We try to put as little into landfill as possible."

Luxury property specialist Tom Offermann labelled the multimillion-dollar demolitions a "replacement program" and it was becoming more common in the Noosa region.

"We sold two adjoining properties for $12.25 million and are going to be demolished and rebuilt into one property," he said.

He said a number of the properties in the area were built in the late 70s and early 80s and had been flagged for future development.

"They are beyond renovating," he said.

While some may deem the million dollar demolitions as unnecessary, some Coast landmarks were well overdue for a fresh start.

They include the derelict Noosa Bowls Club which Noosa police officer-in-charge Senior Sergeant Ben Carroll said had become "a hang out for an unruly element".

 

Below are just some of the Coast's multi-million properties that have been earmarked to be knocked down, or have already been demolished.

 

38 Mossman Ct, Noosa Sound - $6.7 million

This Mossman Ct property in Noosa Heads is set to be demolished.

The four-bedroom, three bathroom river side home, built in 1990, was bought in November last year for $6.7 million.

 

43 and 45 Witta Circle, Noosa Heads - $17 million

Owners of neighbouring Noosa properties 43 and 45 Witta Circle have applied to demolish the multimillion-dollar properties.

43 Witta Circle was purchased in March for $9 million and 45 Witta Circle was purchased in October 2018 for $8 million by the same owners.

Demolition applications have been submitted for the neighbouring waterside multimillion-dollar properties.

The demolition comes after construction of 45 Witta Circle was completed in 2017.

Owners of neighbouring Noosa properties 43 and 45 Witta Circle have applied to demolished the multimillion-dollar properties.

 

47 Seaview Tce, Sunshine Beach - $1.85 million

The recent demolition at 47 Seaview Tce meant the end of the road for the property purchased for $1.85 million in February last year.

Seaview Tce is already home to the well publicised $18 million eco-house in the sand dunes, and Today Show host Karl Stefanovic's coastal retreat.

The recent demolition at 47 Seaview Tce, purchased for $1.85 million in February last year, has made way for another high profile resident to join Sunshine Beach's street of the rich and famous.

15 Arakoon Cres, Sunshine Beach - $3 million in 2006

15 Arakoon Cres in Sunshine Beach was purchased in 2006 for $3 million. There is currently an application with Noosa Council to demolish the property and pool.

A development application was submitted to Noosa Council on Monday for the demolition of 15 Arakoon Cres in Sunshine Beach.

The three-bedroom, two-bathroom home with magical ocean views was purchased in 2006 for $3 million.
