THEY’RE the new homes of the rich and famous, the suburbs about to enter the big boy’s club ... the million-dollar Sunshine Coast suburbs of tomorrow.
Local real estate agents have had their say on the suburbs they’re predicting to shine by 2020 and beyond.
Sunshine Coast Daily property editor Erle Levey said pockets in Alexandra Headland and Noosa were “always in demand” but that recently Minyama and Kings Beach had joined the exclusive club.
“Noosa and Alexandra Headland’s geography and stunning north-facing aspects make them always enticing,” Mr Levey said.
“But recent quality sales in Kings Beach have made it a real up-and-comer.
“The deep-water access in Minyama makes it a high performer, too.”
CoreLogic market trends back that up.
Ray White Kawana/Mooloolaba principal Brent Higgins said parts of Mooloolaba – particularly in the canal area – were “impossible” to buy in for less than $1.5million.
But off-water at Mooloolaba is an area he expects to be flying high in years to come.
“We are now seeing an increase of higher-quality homes off-water easily eclipsing a million – particularly along that eastern corridor around Palm Drive,” Mr Higgins said.
Co-prinicpal James Goldworthy recently sold a four-bedroom “modern” home on close to the foreshore to auction for $1.46million.
“It was immaculately presented on a nice-sized allotment, in a good, quiet street,” Mr Goldworthy said.
It was last on the market in 2002 when it sold for $280,000.
Stewart Property principal Vicki Stewart echoed Mr Higgins’ thoughts regarding Mooloolaba being one to watch.
“Mooloolaba is made up of two packs. The ‘oh my god’ beach apartment which is constantly performing well, to the residential family side that still close to the beach but not touristy,” Ms Stewart said.
“It’s the best of both worlds there. We have had a couple of recent sales on standard blocks go for more than a million.
“But 18 years ago, they would have fetched $200,000. Maybe less.”
Mr Higgins said the underpinning land value of Bokarina and Buddina made them both exciting ones to watch.
“They’re definitely capable of million-dollar sales and beyond,” Mr Higgins said.
“The pedigree existed long before. They have been long-term performers.
“The construction of Oceanside by Stockland will improve them further.”
