Final plans for Noosa hinterland cafe, shop development revealed

The developer behind a luxury shopping complex in a hinterland town has revealed the final design, making more requests to the region’s council in the process. See the plans.

The developer behind plans to build a luxury small-scale shopping complex in a Noosa hinterland town has revealed the final design, requesting the council loosen the current approval conditions.

The developer, Ironbark SMSF Pty Ltd, first applied to the Noosa Council last year regarding the initial development plans for the property at 48 Elm St, Cooroy.

Planning report documents show the existing building will be demolished and replaced with a small shopping complex.

The development was approved by the council before Ironbark made a series of changes including reducing the number of tenancies from five to four.

The latest changes, currently subject to approval, involve the removal of an awning and fewer car spaces the council listed as conditions for the development to go ahead.

The initial town planning report stated the development would be designed to blend into the character of the existing Cooroy town centre, and was expected to offer store tenancies to salons, shops and cafes.

“The proposed built form is of a high-quality design and has successfully incorporated the design elements sought for Cooroy, with the design reflective of the traditional Queensland vernacular and will be suitable for the local subtropical climate,” the report stated.

Among the previous plan amendments, the developer stated a number of mature, native trees on the property were expected to be removed.

“The proposal plans, with the revised driveway location will though result in the removal of mature street trees to the Pearl Street frontage,” the report stated.

“These trees, particularly the lilly pilly, do not have the most desirable form, and may be replaced.”

According to property data 48 Elm St, Cooroy last sold in November 2021 for $550,000.
