Beachfront Emu Park home at 42 Marine Parade sells for $3.1 million

A beachfront home on four acres of land on the Capricorn Coast has sold to buyers from Victoria for more than $3 million.

A beachfront home on four acres of land in Emu Park has sold to buyers from Victoria for more than $3 million.

The property at 42 Marine Parade sold for $3.1 million through @ Real Estate.

Principal Natalie Gesler said she sold the property off-market to buyers from regional Victoria.

“The buyer rang me and told me exactly what they wanted,” she said.

“They wanted a good-sized block right on the beach and they wanted a view.

“I had been in touch with the people who owned 42 Marine Parade.

“I rang them said I just had this phone call from this buyer that was describing their perfect property to me and it was your home they described.

“We did a listing form and I rang the buyer back and they went and had a look and loved it.”

Ms Gesler said the buyers were moving up to Emu Park to live in their new home.

Built by the sellers 23 years ago, the house is a Brisbane Block home design with wrap around verandas, four bedrooms, two bathrooms, raked ceilings and a 15x15m shed.

Located right across the road from Fisherman’s Beach in Tanby Point, the home is elevated at the top of the four-acre allotment to make the most of the ocean views.

“It ticked all the buyer’s boxes,” Ms Gesler said.

There have been five homes that have sold for more than $1 million in 2023, including 42 Marine Parade and 1339 Scenic Highway, which sold for $3 million in August.

The property sits atop a hill on 54 acres and offers stunning ocean and island views.

Manicured lawns and gardens surround the home which boasts three bedrooms, two bathrooms and an expansive lounge, dining and kitchen area.

The highest house sale recorded in Emu Park is a four-bedroom home on 58ha of oceanfront land at 92 Ritamada Road, which sold for $4.8 million in September 2021.

Ms Gesler said the real estate market in Emu Park was still “very hot” and that “interest rates haven’t affected the market much at all”.

She said 57 per cent of buyers were from out of town, with the biggest group hailing from the Sunshine Coast.

“If you look in Emu Park for what’s for sale there’s actually very few homes available for sale and we have lots of buyers,” she said.

“Stock levels have actually decreased by 12 per cent in the last 12 months and they were already low.”

According to realestate.com.au, there are 25 houses for sale in Emu Park with only three of those priced at more than $1 million.

The Reserve Bank of Australia prepares to meet again on Tuesday, December 5.
