Cashed up southern home hunters lured by Livingstone’s affordable lifestyle

The lure of a sea change lifestyle at the Capricorn Coast has attracted a steady flow of cashed up southern state buyers as the boom region banked a double-digit jump in house prices over a 12-month period.

The Real Estate Institute of Queensland report on Livingstone Shire for the year to the end of March 2025 recorded an annual 12.3 per cent increase in median house prices to reach $730,000 from 827 sales.

Kinka Beach, with a price rise of 21.5 per cent from 21 sales for a median price of $735,000, was among the top performers along with Zilzie which climbed 19.4 per cent to $575,500 from 81 sales.

Barlows Hill (up 12.7 per cent to $767,500), Keppel Sands (up 11.3 per cent to $490,000), Pacific Heights (up 12.2 per cent to $852,500) and Taranganba) up 12.6 per cent to $691,000) were also in demand.

For the rural areas, Cawarral (up 23.6 per cent to $810,000) and Rocky View (up 15 per cent to $880,000) attracted strong buyer attention.

However, the region’s median price for the March quarter was flat at $730,000 from 170 sales.

REIQ Rockhampton Zone Chair Noel Livingston said the Capricorn Coast was still in demand for owner occupiers moving to the area.

“There some more high-priced sales there, more than in Rockhampton (which recorded a median price of $500,000),” he said.

“Quite strong price sales from a different sort of southern buyer who’s making a lifestyle decision not an investment one.

“They’re moving towards the Capricorn Coast because they’re selling in Sydney and wherever for a lot more than they can buy absolute prime properties for on the Capricorn Coast.

“That’s what's going on. Selling for $3m, buy for $2m and put $1m in your back pocket.”

The RP Data property website shows there has been a steady stream of multi-million-dollar house sales on the Capricorn Coast since March.
