As the last vacant beachside block in Noosa's hotly sought after Sunshine Beach, it's little wonder real estate agent Tom Offermann expects 66 Seaview Terrace to sell in excess of $7 million at auction on April 17.
"I'd buy it if I had the money," Mr Offermann said.
"Living on the front row is the ultimate prize for investors and holiday makers and this is as good as it gets along the beachfront.

"The previous block we just sold a couple of months ago at 26 Park Cres went for $7,050,000 at auction," he said.
Mr Offermann said Seaview Terrace block was a similar size but with a greater ocean frontage and he expected it to top the Park Cres bidding. The Seaview Tce site last hit the market in 1994 where it sold for $525,000.
"It's superior in a number of ways, it only has the one neighbour, it's more elevated, it's next to the national park and what's quite appealing is the dog beach in front," he said.
Mr Offermann said the block was "pretty much" idyllic and was already in high demand with more than 100 inquiries since hitting the market with plenty of interest from cashed-up Aussie expats looking to buy local.
He said there was international buyer interest has mostly come from the United Kingdom, with inquiries from Singapore and Hong Kong.
"Record residential sales throughout Sunshine Beach strongly underpin the market, prestige location and demand for beachfront land," Mr Offermann said.
"I sold the block to the owners and remember saying it was one of the best beachfront sites in Queensland.
"For 26-years, countless clients have wanted to buy it and finally the once-in-a-quarter century opportunity has arrived."
The 574 sqm site comes with a 22.3m frontage to the beach offering views stretching south to Mooloolaba.
