First glimpse at $8.3m Gympie housing developments

Gympie’s housing crisis is in line for some relief as a result of two new multimillion-dollar developments that have been given the green light.

More than $8m in new housing options are in the pipeline across the Gympie region with two new unit developments given the green light by council.

The largest project on the cards is a 21-townhouse project to be built at Chatsworth Rd, which runs parallel to the Bruce Hwy at the city’s northern end, near the Mary River Motor Inn.

The project is estimated by online construction hub Cordell Connect to be worth $6.3m.

It was approved by the Gympie Regional Council’s planning department under delegation on February 20, 2023.

The 0.4ha (one acre) block is surrounded by residential properties, and houses are already built on the land.

These will be torn down to make way for the new complex.

The ground floor of each townhouse will include a double-car garage, laundry facilities, and open living space with dining room and kitchen opening to a private backyard.

Three bedrooms, two bathrooms, and a multipurpose room will be on the upstairs floors.

The second development is a series of five detached villas at Musgrave St, near its intersection with Louisa St and about 100m away from the Gympie West service and convenience store.

The development, by Sunshine Coast-based Blue Moon Property Group, is estimated to be worth $1.5m.

The five units will include three with two bedrooms, and two with one bedroom.

Each self-contained unit will have its own kitchen, bathroom, laundry outdoor entertainment area and attached carport.

The units were given approval on February 17, 2023.

“Gentle density” developments including townhouses, dual occupancies and triplexes were flagged in October 2022 as part of a state summit into the housing crisis and affordable solutions.

Australian Bureau of Statistics figures reveal Gympie’s medium and high density housing rates were well below the average for regional areas across Queensland.

In 2021, only 7.1 per cent of the Gympie region’s almost 25,000 homes were medium density, compared to 16.3 per cent in other regions.
