A Sunshine Coast developer is bringing creativity to the region’s extremely tight housing market, unveiling plans to take a transform a residential block into detached units.

Sippy Downs-based Blue Moon Property has asked for permission to build five detached units at the Musgrave St block, near the intersection with Louisa St and within 100m of the Gympie West service and convenience store.

The land was bought by Blue Moon in February for $430,000, CoreLogic RP Data records show.

A 60-year-old, two-storey brick and weatherboard home previously built on the block has been demolished and the land bulldozed.

The development will include three two-bedroom units, and two with one bedroom each.

The Musgrave St block the unit complex is proposed to be built is near the street’s intersection with Louisa St.

The self-contained building will have kitchens, bathrooms, laundries, outdoor entertainment areas and attached carports.

Blue Moon Properties has been approached for comment.

The application said the units would have a “contemporary architectural design” and be built with high-quality materials.

Higher density developments have been flagged as key to easing an ongoing rental and homelessness crisis within the region.

Industry experts including private development consultant and former council planner Greg Martoo said the council would need to change a zoning scheme which did not support triplexes or town houses, and had made building duplexes harder.
