The southern bank of the Mary River continues to be Gympie’s growth hotspot with a new 49-lot housing estate the latest proposal to be put forward for the area.
Developers Roberts Bros want to open the new subdivision on 32ha of land sitting along Silva and McIntosh Creek Rds, about 5km southwest of the city.
If approved the development would add to a growing number of housing estates earmarked at the Southside.
The largest of these would be the 436-lot Kingsview planned to be opened on either side of Glastonbury Rd.
Another large-scale subdivision proposed is Bellagrove Estate, a 308-lot development between Groundwater and Lawsons Rds which would include its own commercial centre.
A 72-lot subdivision is also in the works between Sorensen Rd, Watson Rd, Australia Dr and Koumala Rd.
The new proposal, if approved by Gympie Regional Council, would split two existing properties into dozens of new rural residential blocks, adding to a rapidly growing number of lots within the designated growth corridor.
The land is currently occupied by a home, several sheds and a number of dams.
A small portion of the land is in the Q100 flood zone, but the developers say any properties built on flood-prone affected blocks would have ample room to keep development from being inundated.
The estate would be opened in two stages.
Most of the blocks will range from 4000sq m to about 6000sq m in size, with a handful being larger.
Nineteen blocks would be opened up in stage one, with the remaining 30 delivered in stage two.
It is the latest subdivision proposed by Roberts Bros, who have been opening estates across the Gympie and Noosa regions for almost 40 years.
Recent projects rolled out by the Cooroy-based company include a 67-lot subdivision at Pie Creek, a 37-lot development at Tamaree, and a 49-lot subdivision at McIntosh Creek.
