First look at Groundwater Rd Pty Ltd plans for Southside subdivision

The development of one of Gympie’s key growth corridors continues, with plans unveiled to slice up more land for dozens of new blocks in a potentially controversial location.

New housing opportunities continue to spring up across the region with plans for a new 27-lot subdivision at the Southside in the mix, albeit on land known to be koala-friendly.

The developers, who are only identified as 129 Groundwater Rd Pty Ltd in the application, want to open the estate up at that same block of land located six kilometres south of Gympie’s city centre.

It wants to slice the 2.1ha land up into more than two dozen blocks ranging from 600sq m to 900sq m in size.

A 37-year-old architecturally designed home with three bedrooms, two living rooms, and a swimming pool is located on the land.

The house will stay standing should Gympie Regional Council approval be given to subdivide the block.

CoreLogic records show 129 Groundwater Rd Pty Ltd bought the block, which sits at the intersection of Groundwater and Pedersen roads, in July 2022 for $1.49m.

A new cul-de-sac road will run from Pedersen Rd in to the subdivision.

An ecological assessment report attached with the application says koalas are know to be seen around to the block, but clearing would not fragment the east west habitat corridor located further south on the land.

The report says the council will need to identify a corridor through its Temporary Local Planning Instruments to avoid “‘ad hoc, piecemeal development eroding the connectivity value of the corridor (if it has not done so already)”.

It recommends a spotter catcher be used during clearing.

The applicant has proposed financial compensation to offset the loss of habitat in accordance with the Queensland Environmental Offsets Policy 2020.

It is the latest application to open more housing up at the Southside, which has for years been tagged as the region’s growth corridor.

In late 2022 developer DRP Southside lodged plans to begin opening up a 308-lot Bellagrove Estate, planned to be built on 42ha between Groundwater and Lawson Road.

In August of the same year Rojan Property Development proposed a new 72-lot subdivision squeezed between Sorensen Rd, Watson Rd, Australia Dr and Koumala Rd.

The proposals come as political and community leaders grapple with an ongoing rental and housing crisis across the region and state.
