Two new housing estates revealed for growing Oakey township near Toowoomba
Two developers have unveiled plans to create more than 180 new lots in a Toowoomba region township in a major housing boost not seen since 2009.
One of the region’s major centres outside of Toowoomba is getting its first serious injection of housing in more than 15 years, following the advancement of two different estates.
Developers from Sydney and Brisbane have moved ahead with two subdivisions in land surrounding Oakey, which could add more than 180 new lots to the town’s supply once fully realised.
According to the council’s development applications portal, they are the first housing projects of a notable quantity to be submitted for the township since 2009.
The most recent application relates to a plan for 29 residential lots on the northern end Hamlyn Rd, with lots ranging between 540sq m and 1100sq m.
The project, which will be nestled in between community infrastructure to its north and south, will feature a new interior road to access the lots.
“The property is zoned low density residential and has the required infrastructure required for a residential development available,” the planning report by JDA Consultants said.
“The property is bounded by sport and recreation to the north and west and community facilities to the south.”
Reports relating to noise and traffic were submitted, with the authors recommending acoustic barriers and a formed shoulder or widened sealed pavement along Hamlyn Rd to ensure safe turning movements.
The project has been spearheaded by Sydney company Sunrise Au Pty Ltd, which lists Ketan Patel as director.
The lodgement comes just a few months after Brisbane developers James Walsh and Jeremy McGrath (through company Vanderbilt Land 138 Pty Ltd) were approved for a 154-lot subdivision across four stages towards the southern end of Hamlyn Rd.
The proposed lots on the 33-hectare site will range from 600sq m to 1600sq m, well and truly above the minimum thresholds under the low density residential zoning.
According to the original planning report, Mr Walsh and Mr McGrath had originally planned for a 341-lot project, but this was scaled back following a pre-lodgement meeting with the council in late 2024.
Median house prices in Oakey have jumped 11 per cent in the past 12 months to sit at $484,000.
This is nearly double the average price ($257,000) that the town saw in September 2021.
