Kingsthorpe subdivision with 96 lots proposed to Toowoomba council

A major new housing estate has been planned for a growing town in the Toowoomba region, which if approved would potentially grow its population by more than 12 per cent.

A small town just outside Toowoomba could be getting a major population boost if a new subdivision is approved by the council.

Developer Steve Tunney has lodged plans to create 96 lots off Talisker Street in Kingsthorpe, measuring on average about 1100 sqm each.

The proposal, which sits on a parcel surrounded by existing dwellings, would also include hundreds of metres in new roads pedestrian walkways to improve access to existing community facilities.

“The subdivision will involve construction of approximately 800 metres of new road reserves within the site, as well as 300 metres of partial road construction in the Talisker Road reserve coincident with the frontage of the property,” the planning report by Nexus Urban’s Stewart Somers said.

“Given the extensive open space within the Kingsthorpe urban area, inclusive of both active and passive parks, it is not proposed to provide any parks within the subject development.

“A pedestrian walkway is provided to enable residents living in the central parts of the development wishing to access the supermarket, medical clinic or school, to have a more direct route.”

While the 8.4 hectares of land features existing trees that would need to be cleared, it is not featured in vegetation and environmental mapping.

“The subject land consists of informal pasture land and various species of regrowth eucalypts and other weed species,” the report said.

“It is not vegetated with significant trees as it has been used for low-level agricultural purposes for many years.”

An approval would potentially add more than 250 residents to Kingsthorpe (at a rate of 2.5 people per dwelling).

As of the 2021 census, the town had more than 2100 people.
