Toowoomba rural farmland at Meringandan hits market, with subdivision proposal flagged to council

Developers are circling after a prominent farming family placed a huge parcel of land in a key growth area outside Toowoomba on the market.

A longstanding Toowoomba region family plans to sell off a huge portion of historical farmland in a key growth area, with developers circling to turn it into hundreds of new homes.

Glenn and Kerry Polzin have listed a 32-hectare parcel of land off Highfields Road in Meringandan for sale through Elders Rural.

The property is less than five minutes from Highfields, and a short walk to the famous Meringandan Hotel.

The expressions of interest campaign comes after the land over two lots was rezoned from rural to emerging communities, creating redevelopment opportunities.

The Polzins have since spoken with the council, presenting a conceptual 278-lot housing estate with lots ranging from 500 to 1500 sqm to the TRC’s planning department during a pre-lodgement meeting.

This proposal has not been lodged and it is understood the landowners have no interest in development.

Lead agent Sue Edwards said developers both locally and interstate had inquired about snapping up the parcel.

“They’ve farmed it for many years, but with the changing zoning to the land it’s prime to do some developing for the next generation,” she said.

“They’re still retaining some of their land and their farmhouse, it’s just surplus to their needs — it’s (got) the right planning codes to develop, which is a big thing.

“We’ve got some national players and some local guys as well (but) it’s going to be a long campaign so it gives everyone an opportunity to do their due diligence.”

While the emerging communities zoning makes allowances for future residential development, any application would likely be impact-assessable due to the local of infrastructure in the area.

Meringandan and Meringandan West was home to more than 3000 people in the 2021 census, an increase of 300 residents since 2016.
