Lockyer Valley’s Plainland Crossing to get new mixed-use commercial precinct on Warrego Highway

One of southern Queensland’s fastest-growing communities is continuing to expand, with plans lodged for a new retail and automotive precinct along a major highway.
Applicants Drivas Lakes Pty Ltd and Kokoris Investments Pty Ltd submitted a proposal last week with the Lockyer Valley Regional Council to create the new precinct on a vacant parcel of land along the Warrego Highway at Plainland Crossing.
The wider space on the southern side of the highway, which is also occupied by a McDonald’s and Mobil service station, is known as the Plainland Westbound Commercial Area.
It comes as residents and businesses continue to flood into Plainland Crossing, including national brands like Aldi and Bunnings.
According to the report by Precinct Urban Planning’s James Williams, the application includes plans for a 2100 sqm bulk retail and car repair station on the 2.1-hectare subject site.
“The proposed (car repair) building will have a maximum height of 6.05m above natural ground level to ensure consistency with other proposed buildings and similar development within the Plainland area,” the report said.
“The internal layouts of (the two bulk retail buildings) will be dependant on the final tenant, however, are expected to consist of a large open-plan retail space, offices and storage areas, as standard with similar facilities.”
The submission also features a variation request for the site on the southern side of the highway.
The report said the variation request would “establish a regulatory framework that conveys variations in preferred land use intent, assessment status of uses and other development”.
Other specialist reports were also submitted to the council in support of the application.
The council has yet to respond with an information request.
