A leafy suburb of Toowoomba could be getting a new dental clinic, just across the road from one of the city’s largest hospitals.

Local developers Neha and Nigamkumar Kansagara lodged plans with the council in April for a new single-storey clinic on Herries Street in East Toowoomba.

The site, which currently features a residential dwelling that would be demolished, is directly opposite St Vincent’s Hospital Toowoomba.

According to the report by Precinct Urban Planning’s Paul Kelly, the new 222 sqm building would be large enough to accommodate three full-time equivalent dentists and four administration staff.

“The internal layout makes provision for five surgery rooms acknowledging one dentist may use more than one surgery while seeing patients,” the report said.

“The internal layout also includes a reception/waiting room, consultation room, sterile room, laboratory, two offices, staffroom, two storerooms and amenities.

“The external appearance of the building has been designed to integrate with the surrounding residential streetscape being a single storey building set on a concrete slab with a steeply pitched, corrugated sheet-metal, multi-hip roofline.”

Mr Kelly’s report argued the application was consistent with the surrounding residential area.

“The proposed health care services use is a low-scale community activity that will service the day-to-day needs of the immediate residential area and will not undermine the viability of nearby centres,” he wrote.

“The subject land is co-located with St Vincent’s Private Hospital and other medical centres ensuring the consolidation of a health care services node at this location.”

The plan includes 13 on-site parking spaces for both patients and staff to use.

Because the application is code-assessable, the developer won’t need to run a public notification campaign to gauge community feedback.

The council has yet to respond to the application with an information request.
