A large vacant parcel in a fast-growing Toowoomba region town could become the community’s most significant new development in years.

A small but growing town south of Toowoomba looks set to get its first significant commercial project in more than two years, after a plans for a supermarket and cafe were lodged in Wyreema.

Applicants Anthony Collins, David Meara and Thomas Sullivan of D.S.P. Investments Pty Ltd last week submitted a proposal to the Toowoomba Regional Council for a two-tenancy development on the corner of Fitzgerald Circuit and Umbiram Rd in Wyreema.

The 2500sq m corner block sits next door to the Wyreema Early Education childcare centre and opposite Wyreema Park.

If approved, the parcel could become home to a 400sq m supermarket, small cafe and nearly 30 on-site car parks.

According to the report by Precinct Urban Planning’s Paul Kelly, the project will be “small scale” in nature and complied with the zoned uses for the land.

“The layout of the development has been designed in accordance with council’s pre-lodgement advice and seeks to provide an active frontage to both streets,” the report said.

“The internal layout of the supermarket allows for an airlock entry at the northeastern corner with access directly from the carpark.

“The checkout area is provided adjacent the northern frontage facing the carpark and the storage and loading areas are provided in the southern section with loading docks screened from public places.”

Other reports were lodged relating to stormwater, external lighting, acoustic impacts and engineering.

The supermarket is the first significant commercial venture to be proposed for Wyreema since a medical centre application on Newman Road was lodged in 2022.

Prior to that, a 115-lot residential subdivision off Toowoomba-Karara Road was submitted to the council in 2016.

According to the 2021 census, Wyreema had a population of more than 2000 people, up from about 1800 residents in 2016.
