South Australia is set to gain a host of new luxury accommodation choices this year including a safari park option and multiple new rooftop bars.
From the City to the Bay, from Mawson Lakes to Monarto, the diverse range of up-market stays comes as the state’s booming tourism industry continues to fuel demand for quality hotels.
Tourism Minister Zoe Bettison said the sector was experiencing an exciting period of growth and investment.
“With over $2bn in new accommodation projects in the pipeline, we’re seeing a significant expansion of our luxury offerings,” she said.
“The addition of world-class brands like Westin and Little National, along with unique boutique properties, will elevate our visitor experience and attract high-value travellers.
“This investment not only enhances our tourism infrastructure but also creates jobs and economic opportunities across the state.
“We’re particularly thrilled about the developments set to open in 2025, which will showcase South Australia as a premier destination for discerning travellers seeking exceptional accommodations and experiences.”

Monarto Safari Hotel
Location: Monarto Safari Park
Rooms: 78
Expected opening: Mid 2025
Features: 5-star hotel with two swimming pools, a day spa, conference facilities and a restaurant and bar.
This luxury hotel and glamping resort will sit within the world’s largest open-range safari park outside of Africa – and it’s right here in SA.
Built by Australia’s caravan king, Jayco founder Gerry Ryan, the development includes two main elements – a safari resort on 17.8ha, including 78 five-star rooms, conference facilities and a day spa, plus the Wild Africa Lodge featuring 20 glamping tents, pools and conference and restaurant facilities.
Currently on the market with an asking price of more than $50m, the development is nearing completion, and is expected to open in the third quarter of this year once new ownership is finalised.
Little National Hotel
Location: North Terrace, Adelaide

Expected opening: Late 2025
Features: 18 storeys, affordable luxury hotel with a rooftop bar, lounge featuring workspaces, private booths, and a bar.
Award-winning hotel chain Little National is venturing beyond the east coast for the first time, packing its bags for Adelaide.
Little National has built a reputation for providing affordable luxury accommodation in prime locations. And its Adelaide site is no exception.
Its position at 100 North Terrace is just strides away from the parklands, the Convention Centre, Adelaide Oval and city hotspots like Leigh and Peel streets.
As well as a mix of standard and “big” rooms, the hotel will offer guests access to a gym and lounge featuring workspaces.
But the jewel in the crown of the development is the two-storey private lounge and public bar, both with 360-degree views over Adelaide from the Hills to the sea.
Glenelg Hotel
Location: Colley Terrace, Glenelg
Rooms: 65
Expected opening: Early 2025
Features: Seven-storey hotel with a restaurant and rooftop bar, art deco-inspired design.
One of three luxury projects along Colley Terrace, this $50m hotel development will be something “not seen before in Glenelg”, according to developer Tom Taplin.
Catering for business executives, large families, and long-term visitors, Mr Taplin said the new luxury apartment would become “the benchmark for the western suburbs”.
Each of the seven-storey, architecturally-designed hotel’s 65 rooms will feature private balconies, offering either sweeping views of the ocean or Adelaide Hills.
Guests can also expect to see beautiful open-plan bathrooms with custom-made and styled furniture when the hotel opens early this year.
Quest II Port Adelaide
Location: North Parade, Port Adelaide
Rooms: 88 rooms – 44 studio and 44 one bedroom apartments including five accessible rooms
Expected opening: September 2025
Features: Ground-level secure carparking, ground floor reception, lounge, lobby, gym, laundry, conference room
This $35m hotel development is expected bring an economic boost to local business and accommodate the growing defence industry in Port Adelaide after it opens its doors this year.
Built adjacent to its sister site – Quest Hotel – Quest II will comprise 88 rooms across six storeys and feature floor-to-ceiling glass with balconies overlooking scenic views of the Port River and Adelaide Hills.
Guests will also have access to premium dining in The British Hotel Port Adelaide, located next to the site.
The hotel is expected to accommodate some of the growing defence industry in Osborne, with a 40-person capacity conference room built with a corporate clientele in mind.
Crowne Plaza Mawson Lakes
Location: Metro Pde, Mawson Lakes
Rooms: 155
Expected opening: Late December 2024
Features: Seven-storey upscale hotel with expansive meeting spaces, fitness centre, bar, and restaurant.
Adelaide’s northern suburbs have their first premium hotel following the opening of the Crowne Plaza at Mawson Lakes.
Set to enhance the region’s hospitality and dining landscape, this 155-room hotel is part of a seven-storey new precinct on the corner of Elder Smith Rd and Main St.
Featuring a mix of king and twin-share rooms, suites, adjoining rooms and kitchenettes, the hotel boasts 24-hour in-room dining options, 24-hour reception, conference and events spaces and a fitness centre.
The hotel’s “locally-inspired” 120-seat restaurant, Ember & Vine, is led by executive chef Kiran Ghate – offering signature dishes including the Ora King Salmon and 1.4kg 36 Degree South Tomahawk – while the Aviator Bar offers floor-to-ceiling views of the Adelaide Hills and adjacent Parafield Airport.
Hotel Panorama
Location: 621 Goodwood Road, Panorama
Rooms: 77 including 26 studio apartments
Expected opening: 2026
Features: Five-storeys, casual cafe bar, a restaurant, gaming room, sports bar, rooftop bar and function spaces.
Set near the former site of the Tonsley Hotel, which was acquired by the state government in 2023 as part of the North-South Corridor project, is the Hotel Panorama.
Set for completion in early 2026, this Hurley Hotel Group venture promises to offer a comprehensive hospitality experience.
That means gaming rooms, a sports bar and sunken fire lounge, all the way to function spaces and honeymoon suites.
The hotel will also boast 77 accommodation rooms across three levels, including 26 studio apartments.
Westin Hotel
Location: 254 North Tce, Adelaide
Rooms: 236
Expected opening: 2026
Features: 236 rooms, a wellness retreat and three-level observatory.
Also set to arrive in Adelaide in 2026 is the $200m, 236 room luxurious Westin Hotel.
Set within the city’s first skyscraper – the 183m-tall Keystone Tower – the Marriott International hotel will feature 236 rooms, a wellness retreat and three-level observatory.
Marriott had initially planned to launch its Westin brand at the city’s GPO site, but that project was later rebranded to the flagship Marriott brand.
A deal for the world’s largest hotel chain to establish a third hotel in Adelaide has also been signed, but details remain closely guarded.
