Mildura apartments, retail part of Deakin Avenue developments
Multi-storey inner city living is about to arrive in the Mildura CBD – and luxury apartments aren’t the only changes on the way for the regional centre’s main thoroughfare.

A drive down Deakin Ave could have a completely different feel next year.
Mildura’s main thoroughfare is in the process of being transformed in a number of ways, including the introduction of CBD multistorey apartment buildings.
Professionals Mildura managing director Tony Roccisano said there were signs Mildura was moving from a country town to a major regional city.
He expected a shift to taller buildings, with a focus on inner city lifestyle, was only beginning.
“Definitely, because were running out of inner city land, so the only way to go is up,” Mr Roccisano said.
It’s not just residential that’s booming.
Commercial also forms part of the new buildings and a South Australian company is making its mark on the landscape, too.
Further south, a new sports precinct is also coming to life.
19-23 Deakin Ave
Next door to Stefano’s Cafe, what is now a carparking area will soon be converted into the four-storey City Garden Apartments.
The complex will feature eight apartments: two penthouses on the top floor, and three each on the middle floors.
There will be a retail space on the ground floor.
Mr Roccisano said architects from Melbourne had designed the building, bringing high standards.
“This is the same quality development you’d get in Toorak or similar suburbs in Melbourne,” he said.
“It’s definitely putting Mildura on the map.”
So far four of the apartments have been sold, with construction earmarked to start early next year.
86-88 Deakin Ave
At the corner of Deakin Ave and Ninth St, construction is well under way on what will be a three-storey mixed-use building.
Retail will be on the ground floor, the middle will be office space and five apartments are set to occupy the top four.
The site used to be home to the Hutchinson Motors dealership.
Mr Roccisano said “a nice up-market cafe” will occupy part of the ground floor, while two of the apartments were still available.
The project is expected to be finished early next year.
OTR Mildura
South Australian convenience store operator OTR has been expanding its reach into western Victoria, beginning in 2015 with an Irymple store.
The company’s second Sunraysia outlet is under construction at a corner of Mildura’s biggest roundabout at Fifteenth St.
It will be open 24 hours and feature Mexican restaurant chain Guzman y Gomez.
While a November opening had previously been forecast, border closures have had an impact on progress.
OTR general manager operations Darryl Cotter said an opening date would be confirmed soon.
“Due to unavoidable delays resulting from COVID-19 restrictions and border closures, an opening date is not possible to confirm at this time, however OTR is committed to open the Mildura store and welcome guests as soon as it is safe to do so for the upcoming summer holiday period,” Mr Cotter said.
Some positions have already been filled and Mr Cotter said when fully operational, the store would create employment for 55 people.
Mildura South Regional Sporting Precinct
Drive to the corner of Sixteenth St and Deakin Ave and you’ll find the Mildura South Regional Sporting Precinct taking shape.
The project to build an AFL-standard oval and indoor stadium is well progressed, with the stadium and change room areas now enclosed.
Latest indications point to the new facilities being ready in the middle of next year, putting Mildura in the frame to host its first AFL pre-season game in 15 years in 2022.
Elite men’s and women’s sport across a number of leagues are being targeted for events.
Stage 2 of the project, currently unfunded, will be in the spotlight when the Victorian Budget is handed down in November.
