The childcare centre next to Blackburn Station Village is about to start operating after years in the making.

Construction on the double-storey centre at 50-52 Blackburn Rd has just wrapped up and the space has been leased to Guardian Early Learning, which runs more than 100 childcare centres across Australia.

The company is already taking registrations for children to attend Guardian Early Learning — Blackburn Village, with the centre set to start operating from April 1.

But it’s likely to get a new owner before the opening day.

The investment is scheduled to be publicly auctioned off at a CBRE Premium Property Portfolio Auction on Thursday, March 28.

CBRE agent Sandro Peluso, who is managing the sale, said the property was an ideal long-term investment because of the “high quality building and design elements”, reputable tenant and the agent’s previous strong results in the area.

The investment is said to have an income of $341,000 a year plus outgoings and GST.

The centre is on a 1490sq m site and is licensed to host up to 104 children from 6.30am to 6.30pm on weekdays.

The owner has been working on setting up the facility for years, after buying the site in December 2013.

Whitehorse Council rejected an initial application for a childcare centre on the block, which was upheld at a VCAT hearing that ended in August 2015.

A permit for the current centre was issued by the council in August 2016.
