Glen Waverley: Golden Age townhouses approved for 583 Ferntree Gully Road

Dozens of townhouses will be built near Brandon Park Shopping Centre, while the ageing complex is also set to be home to a new high rise development. Check out the plans.

A huge housing development is coming to Glen Waverley, after VCAT approved a plan for 77 new townhouses near Brandon Park Shopping Centre.

Golden Age Group will build the architecturally designed townhouses at 583 Ferntree Gully Rd, after VCAT approved the development, known as Floret, in July, ruling against Monash Council.

Meanwhile the council has approved a new seven storey building at the Brandon Park Shopping Centre site, including medical centre/retail, office and serviced apartments.

The centre owners have previously reassured shoppers the centre will stay open, despite the development plan.

Leader previously reported the 583 Ferntree Gully Rd site, diagonally opposite Brandon Park, sold for $23 million in 2020, following a keenly-contested sale.

Featuring a mix of three and four storey townhouses, Golden Age hopes the project “will fill a much-needed gap for new developments within the thriving suburb” of Glen Waverley.

The housing project will be launched in November, with prices starting at $995,000.

The Ferntree Gully Rd development is Golden Age’s second Glen Waverley project, following Sky Garden, a three-tower luxury apartment development on top of The Glen Shopping Centre.

The council had a number of concerns about the Ferntree Gully Rd development, fearing the proposed built form was out of character and would “result in an overdevelopment within the context of the neighbourhood”.

But VCAT found the site was “well located” to provide an opportunity for a significant infill townhouse development, and was not an overdevelopment.

Golden Age chief marketing officer Dandan Zhao said Glen Waverley was an area predominantly dominated by single-family homes.

“There is little choice when it comes to townhomes, particularly architecturally-designed homes that offer a premium feel,” she said.

“Glen Waverley is such a highly connected suburb and there is appetite for new developments that cater to not only downsizers but young professionals and young families who are priced out of this area.

“Glen Waverley is an aspirational area that has traditionally been unaffordable; we’re pioneering a product not typically seen here.”

Golden Age will also build a 1000sq m park within the development, with a fitness station, barbecue and picnic area, and a children’s play area.

And more development is on the way in the area, with the owners of Brandon Park Shopping Centre planning to build a hotel and apartments at the site.

The council approved a proposal for a development at the shopping centre site in September, including the partial demolition of the existing building and the construction of a seven storey building.

Another application for the site, lodged with the council, proposes a nine building containing 149 apartments.

Customers were devastated when the centre’s Kmart closed earlier this year, raising fears for the futre of the centre, but the owners have assured shoppers it will remain open.
