AGENTS: Amir Mian, Amir Mian Prestige Property Agents
PRICE: $$5.01 million
SOLD: June 24, 2018
IMMERSED in the seclusion of lush tropical gardens and a sprawling waterfront setting, this Caribbean-inspired sanctuary in the heart of the Gold Coast sold to Chinese buyers for $5.01 million under the guidance of Amir Mian of Amir Mian Prestige Property Agents.
“The buyers fell in love with the land size, quality of the build and location,” Mr Mian said.
“The previous owners lived in the property for two years and the only reason they were selling is because the children are all grown up now and are looking to downsize, in the same area.”
Impressive in scope, intuitive inclusions and illustration, it offers dedicated space for relaxation, family time, large-scale entertaining, intimate gatherings and recreational fun all within a fluid composition that draws parallels to the laid-back culture of Caribbean island living.
Boasting resort style luxury, the home offers 57m of north-facing water frontage and 120m of sheltered access to Main River. The property spreads over three blocks with two large pools and a tennis court.
In addition to four ensuited bedrooms upstairs is the luxe parents retreat comprising an office, relaxation lounge, a wet room with a marble spa bath, an outdoor shower, a designer dressing room with mirror-panelled cabinetry and island bench, and the bedroom where doors open to a private waterfront terrace with skyline views.

“Privately positioned in exclusive Virginia Drive Hope Island Resort, the luxury residence and palatial interiors capture spectacular views over the Marina Harbour,” Ms Na said.
Inside are four generous-sized bedrooms, including the main bedroom which has a stylish ensuite and large walk-in wardrobe.
The kitchen makes a statement with European appliances, Caesar stone benchtops, glass splashback and a walk-in butler’s pantry which opens directly onto a large entertaining area outside.

AFTER just three months on the market, the lucky buyer of 50 Admiralty Drive, Paradise Waters secured one of the Gold Coast’s premier riverfront homes in this exclusive street, which offers sensational city skyline views.
“Several offers were received during the sale campaign and strong interest was received from locals and a number of Sydney and Melbourne buyers looking for a Gold Coast base or to relocate,” agent Russell Rollington said.
“This is the fourth time we have sold this property in the past 10 years and this is the highest sale price that has been achieved for the home, which signals the strong current buyer demand for well positioned Gold Coast properties.”

NUMBER 17: 702/252 Hedges Ave, Mermaid Beach
AGENT: Tolemy Stevens, Harcourts Coastal
PRICE: $5.25 million
SOLD: May 6, 2018
VICTORIAN property mogul Colin DeLutis splashed out $5.25 million on a luxury penthouse on the Gold Coast’s Millionaire’s Row in May last year.
The CEO of DeGroup and former vice-president of the Carlton Football Club had been eyeing off the residence at 702/252 Hedges Ave, Mermaid Beach, since it was built in 2005.
“I know the building well as I’ve looked at it extensively over the years,” Mr DeLutis said. “I’ve been coming to the Gold Coast since I was a kid,” he said.
“Noosa is great and so is Byron Bay but I think the Gold Coast is even better. There’s just so much on offer, the restaurants and bars, it’s fantastic.”
Based in Melbourne, Mr DeLutis and his family use the four-bedroom apartment as a holiday home and try to get up to the Coast once a month.
Tolemy Stevens, of Harcourts Coastal, negotiated the sale and said it showed the strength of the luxury property market on the Gold Coast.
“This property sold within 14 days of hitting the market and shows just how robust the luxury market and in particular Mermaid Beach currently is,” Mr Stevens said.
The two-level 758sq m four-bedroom sky home offers views to the north and south of the Coast. It also has a rooftop terrace with a 15m lap pool and spa.
NUMBER 16: 7 Knightsbridge Parade West, Paradise Point
AGENT: Chris Moyer, Professionals
PRICE: $5.275 million
SOLD: September 25, 2018
AN award-winning mansion belonging to a high-profile equestrian couple on Sovereign Islands hit the market at $7.2 million, later selling for $5.275 million in September.
Property records show the four-bedroom, five-bathroom house named Santosha — Sanskrit for contentment — was bought by Ken Dowsett and Linda Spratley for $5.1 million in late 2015.
The couple had previously built an ultra-modern homestead on a dressage and equine estate on 2.57 hectares at Mudgeeraba, described as a hidden valley guarded by gates, flanked by two black stallions.
Property records indicate the property was bought by M & R Angels Pty Ltd.
An award-winning and timeless masterpiece, the residence offers excellence in contemporary waterfront living.
“Of world class standing, this home is situated on the aquatic playground of the Gold Coast,” listing agent Chris Moyer said.
The waterfront mansion features lavish details including a state of the art theatre room, wine cellar, executive library, and a resort-style alfresco terrace with wet bar, swimming pool and 12m pontoon.
A stylish gatehouse and unique water feature provide a breathtaking entry to the property, which has an impressive 20m water frontage and direct ocean access. NUMBER 15: 16 Westminster Crt, Paradise Point
AGENTS: Jeffrey Sturgess and Colleen Brunt, Amir Mian Prestige Property Agent
PRICE: $5.28 million
SOLD: September 3, 2018
THE multimillion-dollar sale of this Sovereign Islands mega mansion marked the second highest for its street when it was sold off-market by Jeffrey Sturgess and Colleen Brunt of Amir Mian Prestige Property Agents.
An interstate buyer splashed $5.28 million on the property at 16 Westminster Court. Mr Sturgess said they had been helping the buyers find a property in the area for the past few years.
“They’d been looking on the island for quite some time,” he said.
“The owner had a price in mind and we got pretty close to what she was looking for.”
The four-storey home was designed and built by the owner who, according to property records, bought the site in 2006.
Mr Sturgess said the buyers loved the luxury house’s spacious and versatile floorplan.
Boasting five bedrooms and multiple indoor and outdoor living areas divided among the levels, the property has a neutral palette with modern fixtures and fittings and walls of windows to make the most of the water views.
“The floorplan suited them,” he said.
“It was really well designed.
“The house itself looks straight down the internal part of the Broadwater so the views are spectacular.
“All the rooms benefit from that view.”
NUMBER 14: 150/59 Pacific Street, Main Beach
AGENT: Robert Graham, Ray White Surfers Paradise
PRICE: $5.3 million
SOLD: January 22, 2018
WITH over 55m of ocean side frontage with vistas of iconic backdrop of the entire Gold Coast coastline, it’s little wonder that the new buyers snapped up this Main Beach penthouse apartment for a cool $5.3 million.
Meticulously redesigned, the floorplan spans 836sq m, providing both unmatched privacy and uninterrupted 360 degree panoramic views.
Four grand bedrooms adjoin the top floor, three with lavish ensuites and walk-in wardrobes, while vast living options with formal and informal living, separate media room as well as study and a gourmet standard kitchen in addition to a 400 bottle wine cellar and storage occupy the lower floor. However it’s the indoor heated pool, bar, spa — a sky-lit entertaining space along with beachside terrace that is the crowning glory of this home in the sky.
The penthouse provides unmatched privacy and floor space and takes in the commanding and spectacular uninterrupted 360 degree panoramic views. All the finest quality materials, smart home technology and luxury amenities were incorporated to create a regal lifestyle for the first owner of this outstanding residence.
Agent Robert Graham from Ray White Surfers Paradise handled the sale and previously sold the penthouse to the sellers in May 2014 for just over $4 million.
The new buyers are based in Sydney and already owned a significant penthouse on the Gold Coast but wanted to be closer to the beach. They plan to use the penthouse as a holiday home, according to Mr Graham.
NUMBER 13: 31 Buccaneer Crt, Surfers Paradise
AGENT: Sam Guo and Julia Kuo, Ray White Broadbeach
PRICE: $5.3 million
SOLD: April 16, 2018
ONCE dubbed the “Addams Family house”, one of the Gold Coast’s most recognisable waterfront mansions sold for $5.3 million in April last year.
The three-level Surfers Paradise house underwent a multimillion-dollar transformation before it hit the market through an expressions of interest campaign.
Vendor Pat Worboys bought the mansion, with its ‘widows walk’ and sharp spires, for $4.025 million in 2014.
Armed with a set of plans and the guidance of her designer Michelle Marsden, she transformed the Victorian-style property into a dreamy French chateau in 18 months.
The mother-of-three said she took on the renovation challenge after getting advice from a number of architects.
“We bought it on December 14 and decided to have an ‘Addams Family’ Christmas party before ripping out all the old interiors,” she told the Bulletin at the time.
Sam Guo and Julia Kuo of Ray White Broadbeach handled the sale and described the property as a “landmark residence”.
“This sale has been done for under $6 million and it sold cash unconditional to a Chinese buyer,” Mr Guo said.
“The waterfront home boasts the finest fittings and fixtures throughout, including imported marble.”
NUMBER 12: 46 Knightsbridge Parade East, Paradise Point
AGENT: Edin Kara, Ray White Sovereign Island
PRICE: $5.4 million
SOLD: May 31, 2018
UNINTERRUPTED Broadwater views, soaring ceilings and opulent contemporary finishes were just some of the defining features that attracted the new owners of 46 Knightsbridge Parade East.
Built by the previous owners, Dennis and Nina Uhrhane in 2012, no expense was spared. Exuding class, the designer home encompasses open light-filled living spaces that flow seamlessly throughout the home.
A commercial builder, Mr Uhrhane built the property himself, and is proud of the fact that it was one of the first to be built of Sovereign Island.
Some of the impressive features of the residence include a 10-car basement garage, interior lift, smart wiring, state-of-the-art media room with underwater viewing portholes, heated infinity pool and a brand new cedar wood sauna with shower and powder room.
Agent Edin Kara of Ray White Sovereign Island negotiated the sale, said the location was perfect for the new owners, whose children attend Somerset College and Bond University.
“Knightsbridge Parade is easily the best street on the Gold Coast, designed specifically for mega-homes,” Mr Kara said.
Selling at $5.4 million, 46 Knightsbridge Parade East is indeed a mega-home. Sprawling across five luxurious floors, the home features four bedrooms, each with an ensuite and sitting areas, along with an additional three bathrooms, a study and a sewing room. Outside, the new owners will revel in an entertainers wet bar crafted from onyx marble and two built-in barbecues with kitchenettes.
NUMBER 11: 4/3565 Main Beach Pde, Main Beach
AGENT: Robert Graham, Ray White Surfers Paradise
PRICE: $5.5 million
SOLD: November 8, 2018
HARVEY Norman chief executive Katie Page sold her luxury Gold Coast apartment for $5.5 million, a noticeable reduction from the listing price, amid renewed appetite from southeast Queensland locals and Sydneysiders.
“I am meeting the market,” Ms Page told The Weekend Australian at the time, adding that she would retain the apartment block’s $10m-plus penthouse.
Selling agent Robert Graham of Ray White Prestige said it had been more than 25 years since a luxury residential tower was completed fronting the beach at Main Beach.
“The pricing represents value for money off the back of two apartment sales in Surfers Paradise in recent months for just over $5m and a sale for a penthouse for just under $10m,” Mr Graham said.
Ms Page, the retail boss and property developer who is married to billionaire retailer Gerry Harvey, completed the boutique Main Beach development of seven opulent apartments in July 2017.
Meanwhile, Mr Graham said M3565 had knocked Jade, previously the Gold Coast’s premier apartment block, from its mantle.
“M3565 as a building is regarded by many as the ultimate beachfront apartment building on The Gold Coast,” Mr Graham said.
M3565 was the first beachfront high-rise completed since 1991 and the street is made up predominately of luxury high end apartments and homes.

Why locking up damaged kids just won’t work
“Children are being placed back into abusive environments with no advocacy, ending up on the streets in sexploitation, criminal gangs, and juvenile justice systems because they do not have a voice,” writes Dr Cher McGillivray
