NUMBER 40: 5809 CLEARWATER CRES, HOPE ISLAND

AGENT: Matt Gates, Ray White Prestige Gold Coast

PRICE: $3.8 million

SOLD: January 17, 2018

THIS lavishly appointed property, located in the prestigious Clearwater Crescent in Sanctuary Cove, was bought by a local buyer for $3.8 million.

With some 30 metres of deep-water frontage and a fully equipped commercial pontoon, this 1607sq m block attracted plenty of interest.

Sales figures reveal the house, that was listed at $4 million, was purchased by Arenco Holdings Pty Ltd. Interestingly, it has been 10 years since the property last changed hands.

Agent Matt Gates, of Ray White Prestige Gold Coast, did not disclose any details of the buyer but said they lived in the exclusive abode and fell in love with the property’s ability to accommodate a large vessel. The quality of the house, its floor plan and the fact it was located in its own private compound location also appealed to the new owners.

Located in a blue chip private gated area on the banks of Harbour Two, the house has four double bedrooms, four bathrooms, a separate study and extensive outdoor living areas with spectacular water views of Sanctuary Cove’s premier harbours, the Coomera River and beyond.

Other features include luxury fittings throughout, a pool, a range of open living indoor and outdoor living areas as well as a three-car garage.

PRICE: $3.9 million

SOLD: July 23, 2018

A CHINESE buyer from Melbourne paid $3.9 million for this Isle of Capri home, complete with uninterrupted skyline views and a magnificent waterfront vista.

Agent Julia Kuo said the new owner chose to buy on the Gold Coast because of its lifestyle, and he planned to live in the home during Melbourne’s cold winter.

Boasting five bedrooms and five bathrooms, this 668sq m north-facing block has an inground pool, a 10m powered pontoon and a massive 18 metres of river frontage.

Ms Kuo said she showed about 50 groups through the prestigious property, but it took a few months to sell, something she said was typical with high-end houses on the Gold Coast at the moment.

Featuring luxury fittings such as a gourmet kitchen, a well-equipped outdoor barbecue area and video intercom entry and security system, the house is within walking distance of Capri on Via Roma.

The new owner will be spoiled for choice when holidaying at the property, with two master suites on offer, both with riverfront views, ensuites, walk-in robes and private balconies.

Complete with soaring ceilings, upscale travertine tiles and ample natural light, the house also boasts a guest wing with two ensuited king-sized bedrooms and an additional lounge area. Such a prestigious abode would not be complete without granite benches, stainless appliances, a 6kW solar system and an alfresco area with views of the iconic Q1 building in Surfers Paradise.

PRICE: $3.930 million

SOLD: April 19, 2018

SELLING 24 hours before auction, this exclusive 702sq waterfront property in

Sovereign Islands attracted global attention, says agent Edin Kara.

“We had a lot of interest in that property and the buyers were keen to secure the estate before it went under the hammer,” he said.

“It was the Gold Coast lifestyle that helped lure the interstate buyers from NSW and they plan to live in the home. They also chose the property so they could have a boat in their backyard.”

Mr Kara said he took about 25 groups of people through the residence during the sales campaign, and there was keen interest from overseas buyers.

“Sovereign Islands, in my opinion, is the best part of the Gold Coast, it has no body corporate, is a man-made island and offers a perfect lifestyle.”

Set across three levels, the five-bedroom, three-bathroom house has seamless indoor and outdoor living, a pool, a movie room and a sports bar that’s fully equipped. The master suit takes up the entire third floor and has hinterland and water views and a balcony with a spa tub, TV and cedar room. Furnishings include porcelain tiling, imported wallpapers, wool carpets and a Cbus system for window fittings, acoustics and remote entry access.

SOLD: July 19, 2018

PALM Beach’s Jefferson Lane is still attracting millionaires, with a local buyer the latest to buy a beachfront beauty.

The purchase of 241 Jefferson Lane, a three-bedroom beach house, sold for $3.95 million and was negotiated by Troy Dowker of Ray White Mermaid Beach.

Perched on an absolute beachfront central Palm Beach parcel of land spanning 412sq m, the residence had been stylishly refurbished before the sale.

“The owners will enjoy the lifestyle pleasures with a short stroll to patrolled beaches, popular cafe culture, bars and restaurants,” Mr Dowker said at the time of the sale.

Presenting over two levels, the home offers a practical layout complete with modern finishes overlooking the sand and surf on prestigious Jefferson Lane.

Inside, no expense has been spared.

Of open-plan design, the sophisticated main living and dining space enjoys beachfront views and soothing sounds of the surf. A designer kitchen acts as the hub of the home, with white marble benchtops, a butler’s pantry, ample cabinetry and stainless steel appliances.

Seamlessly blending indoor and outdoor living, as all beachfront abodes should, an outdoor entertaining deck extends from the kitchen and leads out to a fully-fenced child-friendly yard with direct beach access.

WHAT was once a 1940s beach shack is now a spectacular seaside mansion.

Agent Troy Dowker negotiated the $4 million sale to a Southern Gold Coast local, and noted the property was widely recognised as one of the best beachfront houses along the Southern Gold Coast foreshore.

“This trophy home generated 44 inspections within 30 days of being on the market,” he said.

“We had three offers prior to auction and successfully facilitated the negotiation with a prior-auction sale. There was a lot of interest locally, from Brisbane and also interstate.”

The sellers bought the property off Mr Dowker in 2007 as a beach shack to knock down, and enlisted local architect Paul Uhlmann to design the five-bedroom, three-bathroom home, which was built in 2011.

Glass, stone and Western red cedar timber feature heavily on the house’s facade.

Inside, it’s all about the views, with extensive glass drawing in an abundance of natural light and beach vistas. The main bedroom is a luxury retreat on the upper floor, featuring a wraparound waterfront terrace, office, lift access, ensuite and walk-in wardrobe.

VERSACE-designed interiors complete with handcrafted rugs and furniture are just one of the features of this opulent property.

The five-bedroom mansion sits in the exclusive Sanctuary Cove estate, which extends over 470 hectares and was designed around four man-made sheltered harbours. It also boasts direct access to the Pacific Ocean via protected waterways.

Agent Pamela Wardle negotiated the $4 million sale and said she sold it to an overseas client who said the home was the complete package and would suit his family.

“The loved the Versace-designed interiors and the fantastic 35 metres of water frontage,” she said.

“The house also has this amazing cabana and outdoor entertainment area that overlooks the pool and the river.”

It’s the first time the property has been on the market since sellers Barry and Judith Grimsey built it in 2008.

The Gold Coast Harness Racing Club boss said the couple were downsizing, but Mrs Grimsey said she would miss hosting Australia’s Biggest Morning Tea every year at the residence.

“It feels like a high tea at Versace and I think the guests will miss it the most,” she said.

Other highlights of the mansion, which sits on a 979sq m block, include a gourmet kitchen with Imperial Gold Granite benchtops, a separate granny flat and a sweeping staircase with a wrought iron balustrade.

Price: $4.01 million

Sold: December 1, 2018

A BRISBANE couple splashed more than $4 million when this stunning property went under the hammer last December.

Marketing agent Lucy Cole, of Lucy Cole Prestige Properties, said it was the ideal purchase for the new owners who bought it at auction with investment in mind.

“It was just perfect for their needs and they’d been looking for a while,” she said at the time of the sale.

Mrs Cole said demand for the home was particularly high because of its location, with many people passing beachfront properties down through the generations.

“They’re very tightly held, especially at the southern end of Palm Beach,” she said.

The expansive floorplan, features multiple living and entertaining options, including a state-of-the-art kitchen with Caesar stone benches and top of the line appliances on the lower level, while upstairs, the luxurious main bedroom features a large walk-in wardrobe, decadent ensuite and full wall glass doors which showcase the stunning ocean vista leading out to a private balcony. A further 3 bedrooms complete this level.

The tri-level home really makes the most of its absolute beachfront location with a covered rooftop entertaining terrace featuring spa, barbecue and outdoor kitchen, bathroom and breathtaking unobstructed views sweeping from Surfers Paradise to Coolangatta.

PRICE: $4.050 million

SOLD: August 16, 2018

MULTIPLE offers were put forward for this palatial five-bedroom waterfront property.

With its 180-degree views capturing the Surfers Paradise skyline to the Coomera River, ‘La Vue’ had much interest during its campaign and sold for $4.05 million, according to agent Ivy Wu who negotiated the sale.

“Position, park at the front, water at the back, a nice entrance and the views were all drawcards for the buyers, who were a local family,” Ms Wu said.

“They were actually living at another property on Sovereign, and upgraded to this one for the space and location. The sellers also moved locally, to another area of the Gold Coast.”

Grand and spacious, the five-bedroom house boasts a 27 metre Broadwater frontage and resides in a six knot zone with a 15 metre pontoon to accommodate a large boat.

Beyond the elegant facade, there’s a sweeping wrought iron staircase and a chandelier in the heart of the floorplan. On the lower floor, living and dining areas open via glass doors to a terrace and water vistas.

The new family will also entertain in style; an L-shaped inground pool wraps around the side of the house and sits alongside a fully equipped outdoor Teppanyaki kitchen with a wood-fired pizza oven and covered courtyard.

PRICE: $4.05 million

SOLD: March 1, 2018

A 30M east-facing frontage overlooking the river and Gold Coast city skyline drew a local family to this spacious $4.05 million property.

It was sold via negotiation after auction by Sherry Smith of Ray White Prestige Gold Coast – Surfers Paradise, who said the double block was one of many drawcards.

“It’s nice to have that extra width,” she said.

“This property was quite a rare offering and there’s always a lot of interest in that area. Other things the family loved about it were the sandy beach frontage, main river access and the lawn and grass area.

“It’s also close to Broadwater and there are no low bridges – people love that.”

The contemporary four-bedroom residence, which Ms Smith described as a quality rebuild, sits on a suspended slab construction and features open-plan living and dining spaces with a sleek, modern design. Glass doors offer views and natural light and open to a riverfront pool, terrace and gardens. Also with terrace access is a games and utility room with parquetry floors and a wet bar.

AGENT: Tolemy Stevens, Harcourts Coastal

PRICE: $4.25 million

SOLD: June 5, 2018

A $5 RSL art union ticket has transformed into a $4.25 million profit with the sale of this luxury beachfront property.

The seller won the home in 2011 and sold the stunning four-level residence in June last year, through Tolemy Stevens of Harcourts Coastal.

Set in the Vogue on Broadbeach development, the detached three-bedroom property is one of only three in the complex, and the new owners – a family from Brisbane - benefit from resort-style amenities such as an infinity pool, spa, sauna and gymnasium, as well as privacy, water vistas and green space.

“These detached properties are as rare as hen’s teeth,” said Mr Stevens, who negotiated the sale after just 14 days on the market.

“It’s very unique – between Main Beach and Broadbeach there are only 10 fully detached exclusive beachfront properties like this, and one only comes up maybe every three to four years. They sell fast.”

Light and airy interiors feature tiled floors and floor-to-ceiling glass, and there’s lift access to each level, including to the rooftop terrace which offers a pool, sauna and outdoor kitchen.

Living and dining areas have an open-plan design and open to a courtyard, and the main bedroom includes an ensuite, a private balcony, and a walk-in wardrobe.
