Concept images have emerged showing the contentious 12-storey Awaken project towering over the longstanding Captain Cook Memorial on iconic Point Danger.

The images have been published on real estate websites to attract buyers to the Rainbow Bay project at 275 Boundary St.

It has already sparked protests and condemnation by some on social media.

The opulent project boasting whole-floor units will take shape later this year during a rental crisis on the Coast and as the city cries out for much-needed affordable and social housing.

Residents have repeatedly raised concerns about the ever-changing face of the southern Gold Coast and the future of the city on the back of a tower boom, which has been linked to the light rail’s expansion south.

When the Awaken project was revealed, there was an outcry and many readers bemoaned the fate of popular Café Dbar, which will be swallowed up by the S & S Projects development.

But the operators of the café have signed a deal to reopen at the bottom of the luxury tower taking its place, according to owner Donna Archdeacon.

GOLD COAST DEVELOPMENT: BEFORE AND AFTER PICTURES

It was reported in late May the massive units in the Awaken tower were quickly being snapped up and there has undoubtedly been a surge in interest around luxury Coast developments.

The city’s population is booming, partially attributed to an exodus from southern states in the Covid-19 pandemic.

Land has been running out on the Coast and Mayor Tom Tate has said to meet state government population targets and retain green space the city must build up.

The influx of tower projects across the southern end of the city have come as a shock to many in areas where high-rises have not traditionally been a fixture, including Palm Beach, which was well-known for its modest beachfront homes.

Brisbane-based S & S Projects founding director Paul Gedoun has said the tower will feature “well-designed, spacious and beautifully appointed apartments in one of the most desirable coastal locations on Australia’s eastern seaboard”.

He spruiked the tower as a “beacon of sophisticated design that provides a new benchmark for laid-back and luxury coastal living’.

Realestate.com.au lists Awaken as "the shared vision of some of Australia’s most renowned designers".

First look: New luxury tower for Palm Beach

July 27, 2020: A beachside site just a handful of metres from the expected Palm Beach light rail corridor will be transformed into a new luxury nine-storey tower.

Plans have been lodged with the Gold Coast City Council for the unnamed tower by Raymond Graeme Wilkie.

DEVELOPMENT: 10 BIGGEST PROJECTS YET TO START

Earmarked for a 1110 sqm Jefferson Lane site, the tower will feature seven three bedroom units and a single two-bedroom apartment.

The land is currently occupied bt two wooden houses which would be demolished to make way for the tower.

According to plans lodged with the council, it will have 19 resident carparking spaces and two visitor spots.

“The proposed development represents an excellent opportunity to provide medium intensity residential density accommodation in keeping with the scale of existing developments and recently approved/constructed apartments in the immediate surrounds,” a planning report to council on the project said.

“The proposal is also seeking to contribute to the mix for dwelling types available in the vicinity.”

The tower is one of several new low and medium rise buildings proposed or under construction in Palm Beach close to the proposed future route of the light rail.
