THE Gold Coast’s construction industry has largely avoided the COVID-19 downturn gripping the city, as developments continue to rise over the skyline.

With billions already under constructions, there are tens of billions more in the pipeline ready to begin.

PART ONE - THE GOLD COAST’S 10 BIGGEST DEVELOPMENTS

1: Cobakai Lakes/Kings Forrest

A $1 billion pair of projects which have been in the works since the mid-1990s.

Billionaire Leda boss Bob Ell told the Bulletin in February he would finally proceed with construction of his projects just across the NSW border, with the first sod to be turned within 24 months.

Kings Forest is expected to be home to 4500 properties while Cobaki Lakes will become a 5500-home masterplanned community.

2: Pacific City

The Gold Coast’s northern cane fields will be transformed into a 60,000-home city as part of a secret proposal put forward by 71 Norwell landowners.

The Bulletin revealed last month the Norwell Valley Consortium is asking for developer expressions of interest to build Pacific City on 4975ha of green heartland.

The potential for up to 60,000 dwellings, based on the preliminary masterplan.

3: Imperial Square

A $2.3 billion project which will include one of the world’s tallest residential towers.

Construction of the first stage is to begin in October.

The four-tower Imperial Square complex, with The Majesty, a 108-storey supertower at its heart, is planned to transform a central Southport site and create more than 3000 jobs during its construction phase alone.

The completed development, planned for a 1.34ha Meron Street site currently home to the Mercato on Ferry complex, will contain 1600 dwellings and more than 40,000 sqm of commercial and retail space.

4: Greenmount Resort

Sunland Group bought Greenmount Beach resort for $26 million in 2016 and a year later lodged plans for a $370 million mega resort with multiple towers.

According to the 2017 proposal, the development will feature 247 residential apartments as well as restaurants, rooftop gardens and a cafe.

However, Sunland last year decided to overhaul its development’s design on the back of proposed changes to the City Plan.

5: Titans Clubhouse

The Gold Coast Titans announced in late 2018 it would build a massive multimillion-dollar leagues club on council-owned land in a bold deal to secure the NRL side’s financial future.

The Gold Coast City Council approved the project in mid-2019.

The club is proposing a one-storey building on a 29,000 sqm site on Oberon Way, just south of the Oxenford commercial centre on sporting fields and open space fronting the Pacific Highway.

Construction will take two years.

6: Star Masterplan

A $2 billion project which would see at least four new towers built on Broadbeach Island. They would join the existing Star Grand and Darling towers and the under-construction Doresett.

The hotel and residence high-rises would stand at 65, 74, 54 and 52 storeys and comprise a further 1794 apartments and 518 rooms at the site.

The progress of the project had been the subject of negotiations with the State Government before COVID.

7: Southport supertowers

The project will include four towers — at 71, 62, 50 and 18 levels — provide more than 1000 accommodation units and about 2000 bedrooms. Carparking will see 964 spaces across five basement levels and two of the three podium levels.

Planning documents reveal there will be a 140 room hotel, function room and a 1300-seat auditorium which can cater for bands.

8: Spit Masterplan

Commercial development sites have been made available on The Spit by The State Government.

A site near Marriner’s Cove is earmarked under The Spit Master Plan for mixed-use retail, commercial, residential and short-term accommodation development.

Artist impressions have given a brief look at what could be created on The Spit in coming years.

9: Sand

Located on the corner of Australia Ave and Old Burleigh Road, Sand Broadbeach will be a high-end 18-storey tower featuring 15 whole floor apartments.

It is expected to have just 15 units, with each taking out an entire floor.

However, the project is currently undergoing a redesign after a backlash from nearby residents.

10: HOTA Stage 3

No images of the next stage of the Gold Coast’s Home of the Arts have been revealed. But Gold Coast Mayor Tom Tate has highlighted it as one of the next major projects he intends to push forward with.

It is expected to see the existing arts centre upgraded while a giant public space is built.
