Gold Coast development: Sunland’s Greenmount project moving forward in 2020

THE design of a $370 million mega resort planned for a beachside location overlooking one of the Coast’s best surf breaks is going back to the drawing board.
Sunland Group has decided to overhaul its Greenmount Resort redevelopment on Marine Parade, Coolangatta, on the back of proposed changes to the City Plan.
Plans lodged two years ago included two towers of between 14 and 17 storeys that would overlook Coolangatta Beach.
But with revisions to the planning scheme set to include significant changes to site setbacks, the developer has chosen to revamp the design rather than risk a battle with the Gold Coast City Council.
Setbacks are how far away from roads and the edge of the site a building or development is.
FIRST LOOK AT SUNLAND’S NEW MINI-CITY
“Sunland Group is advancing a new design vision for the Greenmount Hotel site that draws upon its unique qualities and respects the height and planning guidelines for the area,” Sunland managing director Sahba Abedian said.
“We anticipate being in a position to lodge a revised development application during the first half of 2020.”
According to the 2017 proposal, the development will feature 247 residential apartments as well as restaurants, rooftop gardens and a cafe.
Sunland bought the site in 2016 for $28 million.
The existing three-star hotel was built in 1980 and has 151 rooms.
Sunland plans to continue operating the resort until demolition begins to make way for the new complex.
The project is expected to follow the construction of the developer’s $250 million Hedges Ave tower in Mermaid Beach.
Construction of that project is underway, while work has also begun on Sunland’s $1.3 billion The Lakes development at Clear Island Waters.
