Melissa Caddick is gone and her husband has moved out of their multi-million dollar Sydney mansion but dudded investors hoping to get their money back are facing a new hurdle.

Despite her lavish lifestyle, conwoman Melissa Caddick spent little maintaining her multimillion-dollar Dover Heights mansion, it can be revealed.

As nine real agents vied to sell the eastern suburbs home, it has emerged that the swimming pool does not comply with council regulations, the house has a number of building and maintenance issues and needs cleaning, the Federal Court has been told.

Her husband, hairdresser and DJ Anthony Kolletti has moved out but left behind items including furniture, some of which might be worth selling to add to the purse available to repay the 23 investors who lost millions to the fake financial Adviser.

There is a lot of work to be done to the Wallagra Road home, valued at around $15 million, before it can be put on the market, liquidator Bruce Gleeson has told the court in an affidavit released on Wednesday.

The Federal Court has ruled that Caddick and her company Maliver Pty Ltd breached corporations law by operating without Australian financial services licences as she swindled $23.5m from devastated investors.

Caddick, who spent millions on jewellery, overseas holidays, designer clothing and cars, was last seen in November 2020 after her home was raided by the Australian Federal Police and investigators with the corporate watchdog ASIC.

The only trace of Caddick, 49, has been a foot found in a running shoe, which has been linked through DNA as belonging to her after it was found on a beach on the NSW south coast, in February last year.

While Caddick’s parents Ted and Barbara Grimley are still fighting to hold on to the Edgeciff penthouse which they call home, her brother Adam, who has a one per cent share of the Dover Heights property has confirmed he will sign what documents are needed to sell it, Mr Gleeson states in his affidavit.

He said he had chosen which real esttse agent will sell the home, probably by expressions of interest and a private auction to avoid steakybeaks.

Caddick’s parents gave her the $1.1 million deposit for their penthouse which she splurged on her lifestyle leaving a massive mortgage over the unit which Mr Gleeson would be paid off as part of the liquidation of Caddick’s assets.

Her parents are heading to mediation to keep their home. There is no suggestion that they, their son or Mr Koletti did anything wrong.
