Eden: Proposed subdivision plan could see 40 new homes built

A proposed subdivision could see 40 new homes built in Eden on the state’s south coast. But is more homes the solution to the housing crisis, or does more need to be done? Have your say in our poll.

Up to 40 new homes could be on the way to Eden on the state’s south coast, amid massive demand for new housing following rapid population growth.

Eden Holdings Group, the owner of a vacant 4ha block on Kb Timms Dr, has lodged plans with Bega Valley Council to subdivide the land into 40 housing blocks.

An Eden Holdings spokesman for the group said the proposal simply needed to come to fruition.

“Right along the south coast, we are seeing a lack of housing and a lack of affordable housing,” he said. “Housing can get cheaper if there are more houses to sell and that is exactly what we are trying to do.”

Planning documents state, if approved, the subdivision process would cost an estimated $5.6m.

The subdivision would accommodate 40 homes, with streets to be built to provide access for future residents.

With only a portion of the site owned by Eden Holdings to be subdivided, the spokesman said there would be opportunity for more subdivision in the future.

This is a big block of land and we would only be using a small bit of it,” he said.

The need for housing was prevalent across the area, according to Bega Valley real estate agent, Matthew Hughes.

The Elders Bega agent said the proposed housing subdivision was a “good opportunity”.

“Any development is good,” he said.

“I see it as an opportunity for anyone looking for homes on the south coast, or looking to build their first home.

“New subdivisions like this are a good step into the property market.”

Community submissions are currently open for the proposal, with some Bega Valley residents praising the idea.

“We need more housing, especially in Eden, so bring it on,” resident Oliver Bennett said.

Another resident, Amelia Clarke, said the development would bring more younger families to the area.

“Eden, Bega, all the towns down here are growing and becoming great places for young families to start their lives, so new houses will make that a little easier,” she said.

Community submissions for the proposal close on May 19.
