Multimillion-dollar development proposals for Sutherland Shire

A planning panel is assessing several development applications worth tens of millions of dollars which could completely transform suburbs across the Sutherland Shire. SEE THE FULL PLANS HERE.

Hundreds of shoptop apartments, flashy new retail precincts and a whole town centre are among the multimillion-dollar building proposals which could transform local suburbs.

The Sydney South Planning Panel, which can determine significant development applications worth more than $5 million, is currently assessing several major proposals across the Sutherland Shire.

The applications include the first stage of the Woolooware Bay Town Centre, the Coles Caringbah redevelopment and a total revamp for the Engadine Tavern.

WOOLOOWARE BAY – TOWN CENTRE

Where: 455-461 Captain Cook Dr, Woolooware

Cost: $233.64 million

The plans: The mixed residential and commercial proposal for Captain Cook Dr is the first stage of the planned Woolooware Bay Town Centre precinct, and will include a partial demolition of the existing Sharkies Leagues Club. The proposed precinct will provide the area with its first supermarket, specialty fresh food retailers, fashion, and a host of key lifestyle and sports medical facilities. Four residential apartment blocks including 255 homes, a hotel, office tenancies, a childcare centre, above-ground and landscaping are also part of the proposal. Budget supermarket chain Aldi has already applied for a new store as part of the development.

CARINGBAH – COLES REDEVELOPMENT

Where: President Ave and Willarong Rd, Caringbah

Cost: $79.7 million

The plans: The old Caringbah Coles could get a major multimillion-dollar facelift after the supermarket submitted plans for a new supermarket and liquor shop with more than 100 apartments on top. Plans for the shop-top housing development include the supermarket, liquor store, eight specialty stores, 136 apartments and 446 parking spaces. Public domain improvements would include new tree planting, awnings and potential for outdoor dining areas subject to council approval. Sutherland Shire Counci is said to be “generally supportive” of the plans.

ENGADINE – TAVERN CARPARK DEVELOPMENT

Where: 5 Preston Ave, Engadine

Cost: $18.1 million

The plans: The Engadine Tavern car park could be transformed into a modern apartment development with two residential flat buildings with 60 apartments in total. The applicant proposes a six-storey residential building of 46 apartments and a four-storey residential building of 14 apartments, with three levels of basement parking, 80 residential car spaces and 70 car spaces for tavern customers to replace what would be lost in the development.

CARINGBAH – FLAT BUILDING

Where: 308 Taren Point Rd, Caringbah

Cost: $9.8 million

The plans: The applicant proposes a five-storey residential flat building with 32 apartments. The proposal includes nine one-bedroom units, 19 two-bedroom units and four three-bedroom units. Every apartment has open-plan living and dining and a private outdoor space of either a balcony or a terrace. There is communal open space on the rooftop for all residents and surrounding single-storey homes could also be transformed under a revised zoning into similar flat buildings.
