Developers propose townhouse development on Windsor Rd, Norwest
Residential development applications continue to out weigh plans for commercial development in a major business park in Sydney’s northwest.

Another major residential development has been proposed for Norwest Business Park in the shape of dozens of townhouses.
The development application for 39 three-storey townhouses at 79 Windsor Rd was submitted by the Hua Kai Group to the Hills Shire Council on January 9 and earmarks the development of “modern, medium density town houses”.
The latest proposal comes after a series of residential development applications — including two other major town house developments on Windsor Rd and Fairway Dr — were submitted for The Hills major commercial core, outraging residents who continue to call for more businesses to be located in Norwest.
“Generally, the buildings are three-storeys, comprising a range of sizes and types of two
and three-bedroom dwellings,” the development application for 79 Windsor Rd said.
“Carparking for the individual houses is designed integrally within the units, thereby minimising any visual impacts on the street.
“Visitor parking will be contained within the site and adjoining proposed communal open space.”
The site, which is zoned for medium density housing, will include the future development of Hugh Kelly Ct and upgrade of Stone Mason Dr, Norwest.

The application argues the need for The Hills to provide “greater housing diversity”.
“The Hills local government area is projected to experience significant population growth — in the vicinity of 125,350 additional people by 2036,” the application said.
“As such, the proposed development presents a modest contribution to the delivery of housing in The Hills Shire Council to accommodate its future population.”
Last month, Hills Shire Mayor Michelle Byrne revealed just 8.7 per cent of urban land in The Hills was zoned for commercial use.
“Norwest Business Park is zoned B7 and the goal of the business park zoning is to provide a range of office and light industrial uses, to encourage employment opportunities, to provide facilities or services to meet the day-to-day needs of workers in the area, and to make provision for high technology industries that use and develop advanced technologies, products and processes,” Cr Byrne told the Times.
