Landcom reveal 30-storey hotel plans for Metro station site

Towering skyscrapers, a new public domain and a commercial centre just metres from Norwest Metro station is the NSW Government developer’s vision for the future of the Hills.
Landcom has submitted an ambitious planning proposal to revolutionise the heart of the Norwest Business Park into a bustling commercial and retail plaza — featuring a 30-storey hotel at its core.
The plans for the 1.7ha site at 33 Brookhollow Ave, Norwest were submitted to The Hills Shire Council in December and includes a mix of commercial office space, retail opportunities to attract new employers to Norwest Business Park and the addition of another hotel to The Hills.
“It is part of Landcom and Sydney Metro’s Northwest Places Program to deliver inviting, walkable, mixed use places surrounding Sydney Metro northwest stations,” the planning proposal said.
“Landcom’s vision for the site is for an integrated, transit orientated development that provides a diversified centre at the heart of Norwest Business Park.”
Early concept designs for the suburb’s heart include three main buildings ranging from 11 to 30 storeys high, split by a centre pedestrian plaza.

A total of 360 parking spaces have been included in the proposal, with Landcom calling for a greater emphasis on the use of public transport to access the new mixed-use hub.
“In relation to parking and traffic, this planning proposal adopts a maximum carparking rate to optimise the location at the Norwest Station and encourage travel by public transport,” the proposal said.
The ambitious proposal comes as the Sydney Central City Planning Panel continues to defer Mulpha’s Norwest Marketown residential and commercial plans, which earmarked the construction of a mixed-use development with skyscrapers reaching up to 40 storeys and 1000 residential units.
A Landcom spokewoman said the development aims to enable a diverse employment centre in The Hills.
“The proposal supports a mix of uses, including commercial office space, retail, such as cafes or restaurants, and other uses to support local businesses, such as potential short-term accommodation which could include a hotel or serviced apartments,” the spokeswoman said.
“Landcom have been consulting with The Hills Shire Council to ensure the proposal is consistent with council’s The Hills Corridor Strategy, which supports higher density commercial and mixed-use developments close to Sydney Metro northwest stations.
“During exhibition of the Planning Proposal by the Department of Planning in 2019 there will be an opportunity for local community and businesses to meet the project team, ask questions and provide feedback on the proposal.”
