A PLAN to establish a multimillion-dollar commercial precinct in Norwest could transform it into a Silicon Valley-style hub for IT professionals.
Mulpha has pitched the stage one plan for Norwest Smart City. Plans for a seven-storey commercial and retail development housing 400 employees was submitted to The Hills Shire Council and Sydney Central West Joint Regional Planning Panel.
If approved, the precinct could see two more commercial buildings on the same lot and a high-rise tertiary education centre.
“The masterplan aims to promote business collaboration via a campus-style design anchored around 25,000 sqm of public open space, including parks, piazzas and lake frontage,” Mulpha general manager Tim Spencer said. He said the precinct would deliver a new opportunity for job growth and provide business space close to the Norwest Metro station and T-way buses.

Mulpha’s plans follow the announcement of its smart city masterplan that would see the redevelopment and densification of the Marketown precinct in Norwest among several other staged developments.
IT specialist and The Ponds resident Geoff Quattromani said thousands of highly skilled IT workers from The Hills were forced to travel to the Sydney CBD or Macquarie Park for employment.
THE NORWEST VISION
“Based on the need to commute so far each day would easily suggest that tech companies in Norwest would be most welcomed — and high on applicants,” Mr Quattromani said.
“Sure, a large multinational tech player could come into Norwest and become the next Cupertino. However, tech incubators and co-working spaces could exist in Norwest, making way for it to become the next home of start-ups in Sydney.”
