31 Brookhollow Ave, Norwest: Plans for tower, plaza near Norwest Metro Station revealed

A developer has declared the planned construction of a commercial tower and public plaza, right across from a Sydney Metro station, will bring “economic benefit” to the community.

A developer has declared the planned construction of a commercial tower and public plaza in Sydney’s northwest will bring “economic benefit” to the community.

Mulpha Norwest Metro Development Pty Ltd has lodged a development application with the Hills Shire Council, seeking to build a large commercial tower and public plaza at 31 Brookhollow Ave, Norwest.

The proposed site, situated right across from the Norwest Metro Station, was previously a warehouse for healthcare products and an industrial building.

A statement of environmental effects, prepared by Willowtree Planning on behalf of the developer, outlines a desire for the space to be a mixture of commercial office space, serviced apartments and retail stores.

The plans include a public plaza with dining options as a way to “foster a vibrant centre”.

The 11-storey commercial tower will also provide a total of 162 car spaces — 33 being electric vehicle spaces — and eight carshare spots.

The report states the proposed development will be in the public’s interest for both economic, social and community reasons.

“(The site) provides a community space which encourages social and community connection,” it states.

“(It also) provides additional services to future local workers and the local community, and will result in future economic benefit deriving from the provision of additional construction and operational jobs within the Hills Shire (local government area).”

There are currently no details on which companies would operate in the tower and plaza, but food and drink options are set for the plaza’s ground floor and the tower’s upper level.

The proposal notes that while not included in this application, discussions are under way with Sydney Metro to combine the metro station with the public plaza.

“This will involve the removal of the existing fence line and alignment of landscaping within the area,” it states.

“The integration of the proposed development with the Norwest Metro Station will create a destination development, providing ample public amenity on the southern side of the Norwest Boulevard.

“These works are outside of the subject site and subject to approval by Sydney Metro.”
