Dubbo: Parkside Dental Surgery and shop top housing approved for CBD site

A decision has been made on plans for a new dental surgery and shop-top housing in the Dubbo CBD. Here’s the latest.

A new dentist with shop top housing above has been given the green light for the Dubbo CBD.

Dubbo Regional Council has approved a $2.5 million redevelopment of a “shop-top” housing site at 152-154 Brisbane St.

Plans include a redevelopment of the site for the purpose of providing a health service facility and two residential units.

According to the developer, the proposed site will have nine parking spaces for patients, three for the two units and one for a visitor.

The proposed Parkside Dental Surgery is expected to operate with four surgery rooms and seven staff on the ground floor with the residential units on the first floor.

According to planning documents, the developer aims to “provide a wide range of retail, business, office, entertainment, community and other suitable and uses that serve the needs of the local and wider community.”

“It is noted that the residential units on the first floor will be operating as housing for the visiting dental surgeons that will work in the dental surgery on the ground floor,” the developer said.

“The proposed development has been designed to respect the established streetscape, and the patterns of the adjoining development, including setbacks, siting, landscape settings, and building envelope.

“The site is considered to provide a development outcome that is complementary to the surrounding character, overall enhancing the relationship between the site in its existing state and the wider locality.

“The proposed development can be expected to draw many of its clientele from linked trips or

passing trade being located within the Dubbo town centre and high pedestrian area.”

The proposed operational hours of the dental surgery are between 8.30am to 5pm seven days a week.

Six trees are expected to be removed, however the developer states the site will continue to “maintain the character of the area” and will not result in any “unreasonable environmental” impact.

The developer guarantees the proposed site is “well within the public interest” as it provides additional health services to the already established community.
