Plans for a fourth McDonald’s restaurant to open in Dubbo

Dubbo could soon have its fourth McDonald’s open if an application currently before Dubbo Regional Council is approved.
The proposed site will be located on next to Astley’s Plumbing and Hardware at 17-21 Cobbora St at an estimated cost of $4.3 million.
According to the development application, the 24-hour takeaway food and drink premises will include the iconic McCafe and PlayPlace.
“The proposed operation will provide a convenient food outlet to serve local workers and residents, as well as motorists passing through the area,” the developer said.
On October 25, 2022, council provided initial feedback to the developer amendments to the “design orientation shift of the building, a change of location for the drive-thru component, a reduction in vehicle crossover locations entering the site and an enhanced active street frontage.”
The proposed site is expected to accommodate for 32 parking spaces while having a dual lane drive-thru with two waiting bays and a bicycle rack.
The site is expected to be embellished with suitable elements which will improve “improve streetscape vitality and activation” and provide pedestrian access via Cobbora St.
“The proposal has considered the amenity impact, design and visual impact, noise and odour, and access, traffic and parking impact,” the statement said.
“McDonald’s will employ strict management measures for the premises to ensure it is a safe, efficient and pleasant environment in which to work and visit.
“The proposal is considered to be in the public interest as it will deliver a number of social, environmental and economic benefits with minimal adverse impacts.”
The Crime Risk Assessment proposed that design elements that may “contribute to opportunities for crime” will be “designed out” to maximise safety during the 24-hour operational period.
