Two of Alexandria’s most expensive developments could be built just a kilometre apart, as the inner south Sydney suburb continues its transformation from industrial bedrock into a vibrant commercial and retail area.
A $75m commercial warehouse and $72m affordable housing and retail development are on the agenda for the Central Sydney Planning Committee meeting on Thursday.
The latter, a 10-storey hybrid development, would include 111 affordable housing apartments, as well as retail and commercial space on the ground floor.
Located at 338 Botany Rd, a city planner has recommended the proposal, involving two towers, for approval.
Meanwhile, the $75m project, located at 27-31 Doody St, Alexandria, proposes a five-storey mixed-use commercial and warehouse development.
Also recommended for approval, it would incorporate shops, food and drink premises, specialised retail premises and self-storage units.
A City of Sydney council spokeswoman said changes had been made to planning controls in the area to encourage growth.
“The City of Sydney is also supporting growth in the area by investing in community infrastructure such as top-class sporting facilities in Alexandria,” she said.
“We are encouraging business development, entertainment and retail opportunities while ensuring the land is maintained for industrial and urban services use.”
“In parts of Alexandria, residential development is only permitted in the form of affordable housing provided by or on behalf of a public authority or registered community housing provider.”
The spokeswoman also said the sites of the proposals up for discussion on Thursday were within the southern enterprise area, which included some of the most “sought-after and valuable industrial and urban services land in Australia”.
Both developments would be in close proximity to other projects that are set to help change the face of Alexandria.
The 338 Botany Rd development would neighbour another proposed hybrid project, located just 400m away at 290-294 Botany Rd. If approved, it would feature 86 apartments, three retail tenancies and seven commercial spaces.
The site at 27-31 Doody St is, meanwhile, a kilometre away from a $17m, seven-storey mixed-use commercial project at 9-13 Bourke Rd.
Also in the nearby area is the $13b Green Square township, which spans 278 hectares and encompasses parts of Waterloo, Zetland, Beaconsfield, Rosebery and Alexandria.
