Hamlyn Terrace subdivisions: new DAs lodged for Warnervale Road

POPULATION pressure around Hamlyn Terrace continues to mount with two more subdivision applications lodged with Central Coast Council.
The latest applications are almost opposite each other in Warnervale Road and will add another 70 residential lots between Virginia and Minnesota Roads.
The proposals come on top of a development application lodged earlier this year to construct 70 new residential units on 3.6ha of land at nearby 27-61 Nikko Road.
All of the proposals are within the Warnervale South Urban Release Area.
This area was developed by the former Wyong Council with the objectives of encouraging high quality subdivisions which contained a mix of housing types with room for planned infrastructure such as schools, parks and businesses land.
The largest of the two latest proposals is for 51 residential lots at 138-152 Warnervale Road on just over four hectares.
The applicant Gobbo Holdings Pty Ltd, plans to build the subdivision in two stages — the first with 44 lots and the second with seven lots.
The site is on the boundary of the “Precinct 7a Urban Release Area” an area which has already been identified as being able to produce around 2300 residential lots.
The second subdivision proposal is for a smaller land parcel at 125 to 137 Warnevale Road, diagonally opposite.
This smaller area is zoned for low density housing and would contain 21 lots.
A new primary school has been promised for the rapidly growing area around Warnervale which is expected to house up 460 students. However, the project is still in the planning stages.
Residents have until July 19 to make a submission on the two new subdivision proposals.
