WARNERVALE residents have until April 18 to have their say on a proposed $24 million housing development in their suburb.
Under the proposal, 70 new residential units would be built on just under 3.6ha of land at 27-61 Nikko Road.
The land is part of the original 1893 4900ha farm of Albert Hamlyn Warner, after whom the suburb was named, and was most recently part of a poultry farm.
The development will have a mixture of semi-detached and freestanding townhouses and villas
on a variety of lot sizes.
Five will be on standard residential block sizes, but the bulk of the homes — more than 50 — will be on small lots of less than 800 square metres.
The triangular land parcel is about 500m from Warnervale train station and a few kilometres from Warnervale Public School. The land is surrounded mostly by large semirural properties and single homes.
Documents prepared for the developer as part of the application process said the land was “perfectly suited” to this type of housing due to its proximity to school bus routes, sporting ovals and the main train line to Sydney.
The development first came to council last year but is being readvertised due to changes to the plan.
The Central Coast Joint Regional Planning Panel will make the final decision due the value of the development.
